What a swimming pool repair contractor does
A pool is six systems stacked on top of each other. The concrete shell. The waterproofing layer bonded to it. The tile or plaster finish. The pipework is buried in the ground. The plant room with its pump, filter and sanitiser. And the electrical work, which nobody sees and everybody should ask about. Repair work means finding which of those six failed, then fixing that one, in that order.
This is why the same visible symptom can be cheap or ruinous. A loose waterline tile is a tiling job if the adhesive gave up. It is a waterproofing job if water gets behind the tile bed. If a repair fixes a layer above the one that failed, it works for one season. New plaster over failed waterproofing looks perfect until the first summer. When a Dubai pool has been repaired twice for the same fault, the diagnosis was wrong both times, not the workmanship.
Leak or evaporation, and how to tell
Most calls to pool repair companies in Dubai start with water loss. Most of that water loss is not a leak.
An open pool in a Dubai summer loses roughly 6 to 10 mm of depth a day to evaporation. On an 8 by 4 metre pool that is about 250 litres a day, every day, with nothing wrong. Wind across the surface pushes it higher. A heated pool or a spa pushes it higher again. In winter the same pool might lose 2 to 4 mm a day. Owners who top up automatically never notice any of this until the bill or the salt level looks strange.
So the first measurement is not where the water is going. It is how much is going, compared with a bucket sitting in the same air.
The bucket test, done properly
Switch off the auto top-up first.
A float valve or auto-fill quietly refills the pool while you measure. Half the leaks in Dubai villas hide behind one, sometimes for years, until a water bill or a stubbornly low salt reading gives it away. Turn it off for the test.
Float a bucket on the step.
Fill a bucket with pool water and stand it on the second step so the level inside matches the level outside. Mark both. Leave it 24 hours with the pump running as normal.
Read the gap, not the drop.
Equal drops mean evaporation and nothing else. If the pool dropped further, that difference is your leak rate in millimetres per day. Write the number down.
Run it again with the pump off.
This is the step almost nobody does, and it is the one that saves money. The pressure in the plumbing changes depending on whether the pump is running, so the loss changes too.

Ask which of these tools the company owns rather than rents. Most Dubai pool firms own dye and a pressure rig. Far fewer own listening gear. Very few carry a dive team. The answer tells you how the leak will be found and how much of your deck will survive it.
The drain-down question, which decides everything
In cooler countries, emptying a pool for repair is routine. In Dubai it is the single riskiest thing anyone can do to a pool shell, and it changes the price, the timeline and the risk of the entire job. This is the question to settle before you talk about money.
Why an empty shell is dangerous here
A full pool holds itself down. Water weighs a tonne per cubic metre, so an 8 by 4 metre pool at 1.5 m is carrying about 48 tonnes of ballast. Take the water out, and the ballast is gone, while the groundwater outside keeps pushing up. Across large parts of Dubai the water table is shallow and salty. The shell can lift, crack across the floor, or shear at the deep end. A pool that has floated is rarely repairable; it is usually a rebuild.
There is a valve for exactly this. The hydrostatic relief valve sits in the main drain sump at the deepest point and lets groundwater in when outside pressure beats inside pressure. It is also the part nobody has looked at since the pool was built. If it is seized, missing or plastered over, the pool must not be drained until that is dealt with.
Heat makes it worse. An empty shell in a Dubai July bake. Plaster dries out and crazes, tile beds move, and expansion joints open. Refilling costs money too, because that same pool needs 60 to 80 cubic metres of water, plus the chemistry to bring it back into balance.
What can be repaired with the pool still full?
More than most owners expect. Modern epoxies and sealants mix, apply and cure underwater, so a diver who is also a pool engineer can complete a long list of jobs without touching a drain valve.

If the pool genuinely has to be emptied
Sometimes it does. Then the drain-down itself becomes a piece of engineering with its own sequence.
- Check the hydrostatic relief valve works before a single litre leaves the pool. If it is seized or was never fitted, stop and get advice.
- Check the groundwater. Some sites need well points or a dewatering pump running for the whole empty period.
- Go down in stages, roughly a third at a time, and watch the shell between stages.
- Do not drain in the days after heavy rain, and avoid emptying in peak summer where the programme allows.
- Have the materials, the crew and the approvals on site before the water goes. The empty window should be measured in days.
- Discharge the water legally. Dubai’s sewerage and drainage rules treat the storm water network separately from the sewer, and putting water into the rainwater network needs written approval. Pool water carries chlorine, salt and acid dosing, so it is not the same as garden runoff.
- Refill from a clean source and rebalance properly, then log the fill water test, because the fill water sets the starting chemistry for the next few years.
⚠ The line that should end a sales visit
If a repair company’s first suggestion is to empty the pool, and it has no divers, no dewatering plan and no answer about the relief valve, that is not a repair plan. That is the only method they know.

Once the fault is located, the method matters more than the brand of material. Here is what competent pool repair Dubai crews use, and when each one is the right answer.
Cracks in the shell
First question: is the crack moving? A settled hairline in the finish and a live structural crack look similar and need opposite treatments.
Polyurethane resin injection
Ports are bonded along the crack at roughly 300 mm spacing, the surface is sealed, and resin is injected at low pressure. It reacts with moisture, expands through the full thickness of the wall, and cures into a flexible waterproof seal. Flexibility is the point, because a Dubai pool moves with temperature every single day. This can be done on a wet crack, which is why it is the workhorse of leak sealing.
Epoxy injection
Low-viscosity epoxy welds the two faces of a crack back together and restores tensile strength. It is a structural repair, not just a seal, and it wants a dry, clean crack that is no longer moving. Use it on a live crack, and it cracks again beside the repair.
Stitching and staples
Steel or carbon fibre stitches are set into slots cut across the crack at about 300 mm centres and bedded in anchoring epoxy. They stop the crack from widening by carrying a load across it. Stitching holds a crack together; it does not stop water, so it is paired with injection.
Hydraulic cement and patch mortars
Fast, cheap and fine for a static hairline or a pinhole in the finish. On a moving crack it lasts a season. If a quote offers only this for a crack that is losing water, ask what the crack is doing, not what it looks like.
Waterproofing
Waterproofing is the layer that actually holds water, and the one Dubai builds badly most often. Renewal means stripping back to sound concrete, repairing the substrate, then applying a cementitious system, often a crystalline type that reacts inside the concrete pores, with reinforcing tape at corners, joints and every penetration. Corners and penetrations are where the failures start, not the flat areas.
Applying it from inside the pool is positive-side work, which is the correct way round. Trying to hold water back from the outside of a buried shell almost never lasts.
Tiles, grout and the waterline
Delaminated tiles get lifted, the bed is checked for voids, and the substrate is repaired before anything goes back. Re-fixing tiles onto a failed bed just moves the problem sideways by a metre. Waterline calcium is dealt with by chemical removal or careful bead blasting, and the reason it came back gets fixed too, which is usually water balance rather than cleaning.
A pool that is losing tiles in more than one area is telling you the bed or the waterproofing is done. Patch tiling that pool three times and you will still be paying for the retile at the end.
Plaster and resurfacing
Chalky, rough or stained plaster gets chipped back and reapplied or replaced with a quartz or pebble finish that survives Dubai chemistry better. Acid washing is the tempting shortcut. It strips a thin layer of finish every time, so a pool that has been acid washed repeatedly is a pool being sanded down toward a resurface.
Buried pipework
Two routes. Pinpoint the leak and open the deck at that one spot, which is fine when the pinpointing was done properly. Or reline the pipe from inside: clean it, pull through a resin-saturated liner, cure it in place, and the old pipe gets a new pipe inside it with no trench across a finished garden. Relining costs more per metre and saves a fortune where the run passes under paving, a driveway or mature landscaping.
Plant room and equipment
Pump seals, bearings and motors are consumables in this climate. Filter media is not permanent either, and sand that has been in service for years channels water straight past it. A pool that will not clear despite good chemistry usually has a filter problem, not a chemical one. Salt cells scale up in hard water and need acid cleaning or replacement. Controllers drift, and their probes need calibration solutions, not optimism.
Electrical work around the pool
The bonding that ties metal parts and the reinforcement together is buried in the structure and cannot be added later without breaking things open. Underwater lighting should be low voltage, and the supply should sit behind a residual current device that someone actually tests. Any repair that touches a light, a niche or a plant room supply should end with a written test result, not a thumbs up.
Newer repair technology worth asking about
The gap between an average Dubai pool repair company and a strong one now shows up mostly in equipment.
- Acoustic leak correlation, where two sensors either side of a suspected run triangulate the noise and put the leak within a foot or so on a straight pipe. It replaces trial trenching.
- Underwater-cure epoxies and sealants, which are the reason so many repairs no longer need a drain-down at all.
- Trenchless pipe relining, borrowed from municipal water networks, is now used on pool circuits under hardscaping.
- Variable speed pumps fitted during a repair. They run longer at lower flow, filter better, and cut the electricity bill enough that the swap often pays for itself.
- Filter media upgrades, replacing old silica sand with glass media or zeolite for finer filtration without touching the vessel.
- Controllers that dose on live pH and redox readings rather than a timer, which protects the finish and the equipment from the swings that cause repairs.
- Remote monitoring of the plant room, which matters here because villa owners are out of the country for weeks in summer and a failed pump in August turns green in days.
- Reversible heat pumps that cool as well as heat, retrofitted during equipment repairs, because Dubai’s problem is a pool at 35 degrees in August rather than a cold one in January.

Almost every expensive repair in Dubai started as a small maintenance failure that ran for a couple of seasons. Maintenance is a routine of testing, cleaning, circulating and checking, and the point of it is to stop the water attacking the pool.
A proper visit tests the water, corrects it, cleans surfaces and baskets, empties the skimmer, checks filter pressure against the clean baseline, runs the equipment and writes down what it found. Weekly is normal for a Dubai villa in summer. Fortnightly can be enough in winter for a well-set-up pool. The water itself needs to circulate long enough to turn over completely, which in summer usually means eight to twelve hours a day, and never switching the pump off entirely.

UAE rules that apply to pool repair
Repair sits in a lighter regulatory bracket than construction, but it is not unregulated, and the rules decide what your contractor is allowed to do.
Repair or modification
Like-for-like repair generally does not need a fresh approval. Changing the pool does. Dubai Municipality’s Health and Safety Department reviews swimming pool plans, and adding or relocating features such as slides, bridges or diving boards has to go back to them with drawings. Change the depth, the shape or the position and you are back in the approval process. Pools inside Trakhees’ jurisdiction and some free zone communities answer to their own authority instead, with their own health requirements for pool operation.

Licensing
Contracting work in Dubai is regulated, and companies carrying out building work have to be registered and classified rather than simply holding a licence. Ask to see the trade licence and read the activities on it. A licence that says general trading, or cleaning only, does not cover cutting into your pool shell. This is not a formality: engaging a contractor who is not registered for the work puts the owner in a weak position if it goes wrong.
Ten-year structural liability
Under the UAE civil law that governs construction contracts, the contractor and the supervising engineer carry strict liability for ten years for structural defects and for anything that threatens the safety and stability of the works. It applies even when the defect traces back to the ground itself, and it cannot be signed away by a clause in a contract. Claims run from discovery. So if your pool is relatively young and the shell is failing, the first call may be to the original builder rather than to a repair company.

Seven checks that actually predict the outcome
- Read the trade licence activities. Pool contracting or pool maintenance should be named on it.
- Ask how they will find the fault before quoting and which diagnostic tools they own.
- Ask whether they can work underwater with their own divers. In Dubai this changes the cost and risk of half the job list.
- Ask for three repairs they carried out at least three years ago, then ask whether any of the three came back.
