Swimming pool design companies in Dubai: the top 5 and how to judge what they hand you

Most people choosing between swimming pool design companies in Dubai end up comparing 3D renders. That is the one part of the job that cannot go wrong on site. The parts that can go wrong sit in the drawings behind the render, and almost nobody asks to see them.

This guide is written the other way around. It starts with the paperwork a pool design company should produce, because that set of drawings is the only real evidence that a firm can design. Then it covers how pool design actually works in Dubai, the software and instruments designers use, the equipment worth specifying while the drawings are still on a screen, the rules Dubai Municipality and the free zone authorities apply to every villa pool, and the five firms worth calling.

Green Creation is first on that list, and the section on them is much longer than the rest. That is deliberate. They are the only firm here that draws the pool and the garden as one scheme, engineers it in-house, builds it, and then maintains it with their own divers.

⚡ Short answer

Green Creation (www.green-creation.com) is the leading company for swimming pool design in Dubai. Around 8,940 completed projects, 5,500 clients, two decades in the UAE, and a client list that includes Emaar, Meraas, Sobha, Deyaar, Hilton and Azizi. They started as a landscaping company and added pools, so the water, deck, planting and lighting arrive on one drawing instead of three. Call +971 50 948 4081 between 9am and 6pm.

What a swimming pool design company actually does

A pool design company takes a plot, a brief and a budget, and produces a set of documents that another team can build from without phoning anyone. That is the whole job description. Everything else is packaging.

In practice the work splits into four pieces. There is the architectural piece, which includes the shape, depth, edge type, deck level, and the relationship between the pool, the villa, and the boundary. There is the structural piece, which is the concrete shell, its reinforcement, and how it behaves in ground that may be sandy, rocky or wet depending on which part of Dubai you are in. There is the hydraulic piece, which sizes the pipes, the pump, the filter and the inlets so that the whole volume of water turns over within the time allowed by the rules. And there is the services piece, which covers the plant room, the electrical supply, bonding, lighting, and any heating or cooling.

Four different skills, and most Dubai firms are honestly strong in one or two of them. The landscape-led firms draw a beautiful pool and undersize the plant. The engineering-led firms size everything correctly, producing a rectangle. The best ones do both, and there are not many.

Designer, contractor, consultant: who does what

The job titles overlap in Dubai, and the overlap costs people money, so here is the plain version.

Role What they produce When you need them
Pool design company Concept, engineering, permit drawings, specification, bill of quantities Always. Either standalone or inside a design-and-build contract
Pool contractor Excavation, steel, concrete, waterproofing, tiling, plant, commissioning Always. Often the same company as the designer
Design-and-build firm Both of the above are under one contract and one warranty. Most villa pools. Fewer handover gaps, one party responsible
Architect or consultant The villa design the pool has to agree with, and sometimes the authority submission New builds, major renovations, anything structural near the villa
Structural engineer Stamped shell calculations and reinforcement drawings Rooftop pools, pools on podiums, deep pools, difficult ground
Landscape designer Deck, planting, shade, lighting, irrigation, levels around the water Any pool you intend to sit beside rather than only swim in

The last row is where most Dubai villa projects quietly go wrong. The pool is designed by one firm and the garden by another, six months apart, and the two sets of levels do not meet. You end up with a step where there should not be one, a drain that runs the wrong way, and an irrigation line that was never allowed for under the deck. Green Creation came at this issue from the landscaping side first, which is why the pool and the ground around it arrive on the same sheet.

The design pack: every drawing you should receive

Ask a pool design company in Dubai for their deliverables list before you ask for a price. What comes back tells you more than any portfolio. A real design pack has eleven items in it. A sales pack has two.

Document What it decides How to spot a weak one
Site and setting-out plan Where the pool sits against the boundary, the villa and the services run under the garden. No dimensions to the boundary line, or no affection plan referenced
Pool plan Length, width, depth changes, step and bench positions, inlet and outlet positions Depths are shown as one number for the whole pool
Cross sections Wall and floor thickness, the slope of the floor, coping and deck levels One section only, taken across the easy direction
Reinforcement drawing Bar size, spacing, laps and cover in the shell A note saying “as per standard practice” instead of a bar schedule
Waterproofing details The system used and how it is dressed around every pipe, light and drain penetration A product name is provided, but there are no detail drawings. Penetrations are where pools leak.
Hydraulic schematic Turnover time, pipe diameters, pump duty against the filter’s flow rate, inlet count No calculation at all, or a pump chosen by horsepower rather than duty point
Plant room layout Whether the equipment fits, whether valves can be reached, ventilation and drainage Equipment shown as grey boxes with no dimensions, or no plant room drawing at all
Electrical and bonding drawing Supply size, RCD protection, equipotential bonding of every metal part near water Lighting is shown, but bonding is never mentioned.
Lighting layout Fitting positions, beam direction, circuits, control Lights placed symmetrically rather than where they light the water
Tile setting-out drawing Where cuts fall, how the waterline band runs, how the step nosings line up Missing. This is the drawing that decides whether a finished pool looks expensive.
Bill of quantities Concrete in cubic metres, steel in kilos, tile in square metres, plant by make and model Lump sums. “Plant room equipment: AED 60,000” hides the biggest quality decision in the job.

⚠️ The render test

Put the 3D view next to the plan and check that they are the same pool. Renders are reused between clients, and a render with no dimensioned plan behind it means nothing has been decided yet. Ask where the plant room is in the render. If the answer is just a pause, keep looking.

A firm that produces all eleven is doing engineering. A firm that produces a render, a one-page quote and a lot of enthusiasm is selling you the chance to make these decisions later, on site, with a labourer waiting.

How pool design works, step by step

Design and permit together usually take six to ten weeks in Dubai. Here is what happens inside that, in the order it has to happen.

1. Survey the plot and test the ground.

A level survey, boundary setting out against the affection plan, and a soil investigation. Ground conditions in Dubai vary a lot inside a few kilometres. Some plots are clean sand. Some hit caprock a metre down. Some have groundwater close enough to the surface that the empty shell wants to float. Bearing capacity and the water table set the shell thickness and decide whether the excavation needs shoring, so nothing useful can be drawn before this is known. Firms that skip it are the same firms that come back with a variation order after the digger arrives.

2. Fix the brief against a real budget.

Who swims, how often, and how cold do you want the water in August? Whether the garden is changing too. Whether you want to sit beside the pool at night. The edge type, the finish and the plant all get priced at this point instead of at the end, which is the only way a budget survives contact with a design.

3. Draw the concept and show it in 3D.

A dimensioned plan with depths marked, plus eye-level 3D views and a sun study showing where the shade falls through the day. The sun study matters more in Dubai than most clients expect. A pool that gets full afternoon sun in a plot with no shade will run several degrees warmer and cost more to cool.

4. Engineer the shell and run the hydraulics

The structural side produces a reinforcement layout and a bar schedule. The hydraulic side produces a calculation: pool volume, required turnover time, the flow rate that follows from it, pipe diameters that keep velocity sensible, the number of inlets needed to distribute that flow, and a pump chosen at its duty point against the filter’s rated flow. This is the single most skipped document in the Dubai market and the reason a lot of pools have dead corners where the water never really moves.

5. Lay out the plant room and services.

Equipment drawn to scale in the space it will actually occupy. Not a rectangle labelled “plant”. Valve positions where a technician can reach them, floor drainage, ventilation, and a door wide enough to get a filter vessel through. Overflow pools get their balance tank sized here, which is a real calculation based on the water displaced by swimmers plus the surge volume, not a guess.

6. Specify waterproofing, finishes and lighting.

The waterproofing system gets named, and every penetration gets a detail. Tile or plaster gets a product and a setting-out drawing. Lights get positions, circuits and a control method. All of it lands in a bill of quantities with real numbers against it, so you can compare one quote to another line by line.

7. Submit the permit set to the authority.

The package goes to whichever body governs your plot, along with the DEWA clearance for the electrical and plumbing work and, inside a master community, the developer NOC. Mainland plots often clear in seven to fifteen working days. Developer communities more commonly take twenty to forty. Each rejection and resubmission adds two to four weeks, so the quality of the first submission is worth more than the speed of it.

8. Issue for construction and support the site

The approved drawings get reissued for construction, and the designer stays involved. Setting-out gets checked before excavation. Reinforcement gets inspected before the pour, because after the pour nobody can see it again. Commissioning gets witnessed at the end, with a leak test and a water balance baseline recorded. A design company that disappears at step seven has handed you a permit, not a pool.

The tools and software behind a pool design

Asking a firm what they design in is a quick way to work out how deep the practice goes. A studio that answers “SketchUp” can produce lovely pictures. A studio that answers with a structural package and a hydraulic sheet can produce a pool.

Tool Used for Why it matters on your job
Total station or laser level Survey, boundary setting-out, finished levels Every level on the drawings traces back to this. Errors here move the whole pool.
Soil investigation report Bearing capacity, groundwater level, chemical aggressiveness Sets shell thickness and whether sulphate-resisting cement is needed
AutoCAD 2D plans, sections, details, permit drawings Still the format Dubai authorities expect for submission
Revit or other BIM Coordinated 3D model of shell, pipework, plant and structure Catches the pipe that runs through a beam before anyone pours concrete
Pool Studio or Vip3D Pool-specific 3D design with built-in coping, ledges, and water features Produces the 3D view and the material takeoff from the same file, so they agree
SketchUp with Lumion, D5 or 3ds Max Photorealistic visuals, day-to-night scenes, walkthrough video Client presentation. Useful, but no substitute for a dimensioned plan
Rhino and Grasshopper Curved and parametric geometry, unusual edges Only needed when the pool shape is not made of straight lines and simple arcs
Structural analysis package Shell stresses, wall design, uplift check on an empty pool Essential for rooftop, podium and deep pools. Nice to have on a villa pool
Hydraulic calculation sheet Turnover, flow rate, pipe velocity, head loss, pump duty point The difference between a pump that suits the filter and one that fights it
Photometric lighting software Where light actually lands underwater and on the deck Stops the symmetrical but useless lighting layout
Heat load calculation Chiller and heat pump sizing against surface area, shade and target temperature An undersized chiller runs all day in August and never reaches setpoint.
Bill of quantities spreadsheet Quantified, priced scope The document that lets you compare three quotes honestly

Swipe the table sideways to see every column.

There is one more tool worth naming, and it is not software. A firm that has made a lot of submissions to your specific authority knows which details get queried and draws them that way the first time. That knowledge does not appear on any capability statement. Ask how many pools they have permitted in your community.

Six design decisions that set the final bill

Almost all of the price difference between two Dubai pools of the same size comes from six choices, and all six are made on paper.

Edge type

A skimmer pool holds the water a little below the coping and takes surface water off through skimmer boxes in the wall. It is the cheaper design, and it works. An overflow or deck-level pool runs the water right to the rim and over into a channel, then to a balance tank and back through the plant. It looks better; it skims the whole perimeter instead of two points, and it adds roughly AED 80,000 to AED 150,000 because of the tank, the extra pipework and the larger pump. An infinity edge is an overflow with one side deliberately visible, and it only makes sense where there is a view or a level change to fall into.

In Dubai the overflow has a practical argument alongside the visual one. Dust settles on the surface, and the hottest layer of water sits there too. Continuous perimeter skimming takes both away all the time, instead of dragging them across the pool towards two boxes.

Depth profile

Constant depth is cheaper to build, easier to tile, and better for the way most families actually use a pool. Variable depth costs more in concrete, in excavation and in tiling, and it changes how the water circulates. If the design has a deep end, check that the hydraulic drawing puts inlets low enough to move water down there; otherwise, the deep end becomes the cold, still corner where algae starts.

Where the plant room goes

This is the decision clients care least about and regret most. Plant needs space, ventilation, drainage and access. Put it far from the pool, and every metre of pipe adds friction the pump has to overcome, which costs electricity for the life of the pool. Put it in the wrong corner and you lose the only shaded part of the garden. Good designers place the plant room early and fit the pool around it. Weak ones draw the pool first and then look for somewhere to hide the equipment.

Finish

Plaster is cheapest and needs redoing sooner. Ceramic tile runs about AED 180 to AED 280 per square metre. Glass mosaic runs from AED 600 to AED 1,400. And the area is larger than people assume: an 8 by 4 metre pool has roughly 68 square metres of tiled surface, more than double its 32 square metre footprint, because the walls count. Darker finishes absorb more heat, which is welcome in January and unhelpful in July.

Temperature control

An uncovered villa pool in Dubai sits in the mid-thirties through high summer, which is warm enough to stop being refreshing. A chiller is AED 15,000 to AED 40,000. A combined heat pump and chiller, which also extends the winter season, costs AED 30,000 to AED 65,000. Even if you plan to add one later, the electrical supply, the pipework and a shaded, ventilated spot for the unit belong on the drawings now. Retrofitting all three after the deck is laid costs several times what it would cost today.

Water treatment method

Liquid chlorine, salt chlorination, UV or ozone with a chlorine residual, or automated dosing driven by pH and ORP probes. Each one changes the plant room layout, the electrical load and sometimes the metalwork specification. Salt in particular needs salt-tolerant ladders, handrails and light housings chosen at design stage. Add salt to a pool designed for liquid chlorine, and the stainless steel starts to weep rust within a couple of summers.

The latest pool design technology worth specifying

All of this is easy while the drawings are open and expensive once the deck is down. That is the only reason to read a technology section at the design stage.

Variable speed pumps

A single-speed pump runs flat out whenever it runs. A variable speed pump spends most of the turnover at low speed, and because pump power follows roughly the cube of the speed, dropping the speed by a third takes a large bite out of the energy bill. It also runs quieter, which matters when the plant room sits against a bedroom wall. Specify the pump at its duty point against the filter, not by horsepower.

Inline probes and automatic dosing

A pH probe and an ORP probe in the return line, feeding a controller that doses acid and chlorine as needed. The chemistry gets corrected continuously instead of once a week by hand. In Dubai this is worth more than it sounds, because evaporation constantly concentrates everything left in the water, while the top-up water arrives with a different chemistry from what evaporated.

Salt chlorination

Salt cells make chlorine from dissolved salt as the water passes through. Roughly AED 8,000 to AED 25,000 to install. The water feels softer, the smell drops, and nobody carries drums. The cell needs periodic cleaning and eventual replacement, and every metal component near the water has to be specified for salt from the start.

UV and ozone

Both reduce how hard the chlorine has to work and cut combined chlorine, which is what causes the sharp smell and the red eyes. Neither replaces a chlorine residual, because the residual is what protects the water between the treatment unit and the far end of the pool. Treat them as a way to run lower chlorine, not no chlorine.

Automation and remote monitoring

A controller with an app, tied to the pump, the lights, the chiller and the dosing. Around AED 5,000 to AED 30,000, depending on how much it controls. The version that earns its money is the one that alerts a maintenance company when flow drops or chemistry drifts, because that turns a failure into a phone call instead of a green pool.

Automatic and thermal covers

An automatic cover is AED 30,000 to AED 80,000, and it does three jobs at once in this climate: it stops evaporation, keeps dust out, and stops the sun from heating the water all afternoon. A slatted or thermal cover is a cheaper version of the same idea. Covers need their own housing, and that housing has to be drawn into the shell or the deck before anything is built.

Movable floors and counter-current jets

A movable floor lets one pool be a paddling pool, a lap pool and a terrace on different days. Counter-current swim jets let a short pool be used for continuous swimming. Both are specialist items with real structural and hydraulic implications, so they have to be in the design from the first sketch rather than added later.

Lighting and water features

LED fittings on separate circuits, placed where they light water rather than where they look tidy on a plan. Deck jets, sheer descents and rain curtains all need their own pipework and pump capacity, and they are the first thing people forget to allow for in the hydraulic calculation.

What Dubai’s climate does to a pool design

A design copied from a European catalogue does not work here, and the reasons are specific.

Evaporation is the first. Open water loses a serious amount of depth over a Dubai summer, and everything dissolved in that water stays behind and gets more concentrated. Stabiliser builds up until the chlorine is chemically locked and stops killing anything. The design responses are a cover, a sensible auto top-up arrangement, and treatment that does not keep adding stabiliser.

Top-up water chemistry is the second. Desalinated supply arrives low in calcium hardness, and water low in calcium will take calcium out of whatever it touches, which means plaster surfaces and tile grout. A pool designed with a hard-wearing finish and a maintenance plan that tracks calcium hardness ages far better than one that does not.

Dust is the third, and it is a filtration problem rather than a cleaning one. Fine airborne dust passes through the skimmer basket and reaches the filter media. It loads the filter faster than leaf litter ever would in a cooler climate, so the filter area should be generous rather than the minimum the turnover calculation allows.

Heat is the fourth. Surface water in an unshaded pool runs into the mid-thirties in high summer. Shade structures, lighter finishes, covers and a chiller all pull against that, and every one of them is a design decision rather than a purchase.

And ground conditions are the fifth. Groundwater near the surface in some coastal and reclaimed areas means the empty shell has to be designed against uplift, and the excavation may need dewatering. This is exactly what the soil report is for, and exactly why a design produced without one is a guess dressed as a drawing.

The UAE rules that shape every pool design

Pool design in Dubai is not a freehand. The rules below come from the Dubai Building Code, Dubai Municipality’s health and safety requirements, and the free zone authorities that govern their own areas. They decide things you might otherwise assume are aesthetic choices.

Who approves your pool?

Which authority you deal with depends entirely on where the plot sits, and a design company that guesses this wrong loses you a month.

Where the plot is Who approves? Also needed
Mainland Dubai plots Dubai Municipality, through the Dubai Building Permits System DEWA clearance for electrical and plumbing
Palm Jumeirah, Jebel Ali, port and industrial areas Trakhees, the regulatory arm of Ports, Customs and Free Zone Corporation Trakhees health and safety review, developer NOC
Dubai Development Authority zones The Dubai Development Authority DEWA clearance, community approval
Master communities such as Arabian Ranches, Dubai Hills, Emirates Hills, and Tilal Al Ghaf The authority above, plus the master developer Developer NOC, typically AED 1,000 to AED 5,000, plus a refundable deposit of AED 5,000 to AED 25,000

Swipe the table sideways to see every column.

Requirements that show up on the drawings

  • The submission has to include structural drawings with the shell design, reinforcement details and the waterproofing specification, plus cross sections, pipe and fitting layouts, electrical diagrams, the circulation and filtration schematic, a plant room layout with sterilisation details, and the water turnover calculation. Drawings go in as multi-sheet files with the owner’s signature.
  • A continuous unobstructed deck or walkway of at least 1.2 metres, in an impervious, smooth, non-slip and easily cleanable material, falling at about 2 per cent towards deck drains.
  • Ladders are required once depth passes 600 millimetres, with at least one per 30 metres of pool perimeter, corrosion resistant, with anti-slip treads.
  • Where depth passes 1.4 metres, internal stairs are not accepted. Side-mounted ladders extending above the pool edge are used instead.
  • Barriers around residential pools are required, with rules on height, gaps, climbability and self-closing self-latching gates. A perimeter fence of around 1.2 metres is the usual benchmark for a villa pool.
  • The filtration plant has to be sized to turn the pool volume over within the required period. Residential pools are commonly designed around a four-hour turnover, with commercial pools held to tighter figures.
  • Anti-entrapment main drain covers, and either dual drains or an approved alternative, because suction entrapment is the failure mode these rules exist to prevent.
  • Setbacks from the plot boundary and from the villa’s own foundations. Excavation close to existing footings raises structural questions the authority will ask about, so the design has to answer them before submission.

⚠️ Changes after approval

Once the permit is issued, you cannot simply change the design, add a diving board, fit a slide or bridge the pool. Those need revised drawings and a fresh approval. This is the practical reason to spend another week on the drawings rather than discover the problem when the steel is already tied.

There is also a water quality side, which belongs to operation rather than design but is decided by the design. Free chlorine in the 1 to 3 milligrams per litre band, pH between about 7.2 and 7.8, alkalinity around 80 to 120, and turbidity kept below half a nephelometric turbidity unit. Commercial pools under Trakhees carry a logbook with daily chlorine, pH and temperature entries, hardness, alkalinity and stabiliser every fortnight, microbiological testing every couple of months, and a named person responsible. A plant room designed with nowhere to take a sample and no room to stand is a plant room that will not be tested properly.

How to choose the best pool design company in Dubai

Ten checks, in the order worth doing them.

  • Ask for the deliverables list first, before any price. Compare it against the eleven documents above.
  • Ask who does the structural design by name and whether that person is a licensed engineer.
  • Ask to see an anonymised hydraulic calculation from a recent job. A firm that has one will send it in a day. A firm that does not will explain why it is unnecessary.
  • Ask where the plant room goes on your plot and how big it is. Ask before they have seen the plot, then ask again after. The answers should change.
  • Ask which authority governs your plot and how many submissions they have made there.
  • Check the trade licence number and its expiry, and ask for the contractor registration if the same firm will build.
  • Ask for a current insurance certificate showing public liability and contractors’ all risks, then call the insurer on the number printed on the certificate rather than one given to you.
  • Ask what happens to the price if the soil report comes back worse than assumed. A good answer describes a mechanism. A bad answer is reassurance.
  • Ask for two references: one pool finished in the last six months and one finished at least three years ago. The second one tells you how the work aged.
  • Get three quotes against the same written brief, all with line-item bills of quantities.

Red flags

  • A render with no dimensioned plan behind it.
  • A lump-sum price with no quantities.
  • No soil test mentioned anywhere in the proposal.
  • A plant room that appears on the 3D view but is not on any drawing.
  • Vague answers about who handles the permit and who pays if it is rejected.
  • A large deposit requested before any drawing exists.
  • Reluctance to name the waterproofing system or the pump model.
  • Refusal to put you in touch with an older client.
  • Slow, vague replies during the sales stage. That is the fastest this firm will ever be.
  • A quote well below the other two with no explanation of what was left out.

Costs that get left out of the first quote

  • Rock or high ground water discovered during excavation.
  • Developer NOC fees and the refundable community deposit.
  • Upgrading the electrical supply to run a chiller.
  • Deck, coping and landscaping when the quote only priced the pool.
  • The chiller or heat pump you decide you need after the first of August.
  • Redesign fees if the authority sends the drawings back.
  • VAT, which is quoted separately more often than people notice.

★★★★★ Track record

Green Creation is the swimming pool design company in Dubai to call first, and the reason is structural rather than promotional. They cover every stage of a pool’s life with their own people: the concept, the engineering, the permit submission, the build, the commissioning, the planting around it, and the maintenance for years afterwards. Nobody hands your job to anyone else halfway through, which removes the single largest source of failure in Dubai pool projects.

They also carry the record to back it. Around 8,940 completed projects and 5,500 clients over two decades in the UAE, working for Emaar, Meraas, Sobha, Deyaar, Hilton and Azizi alongside private villa owners in Palm Jumeirah, Arabian Ranches, Dubai Hills, Jumeirah Village Circle and Al Barsha. Developers of that size do not reappoint a contractor who leaves problems behind.

Why do they rank first?

They came from landscaping, so the pool and the garden are one drawing.

Green Creation started out as a landscaping company and added pool work later. That order matters more than it sounds. Most Dubai pool firms design a pool and leave the ground around it to somebody else, which is how villa gardens end up with a step nobody wanted, a deck that drains towards the villa, and an irrigation line that has to be chased through a finished surface.

Because Green Creation designs both, the pool level, the coping, the deck fall, the drainage, the planting beds, the irrigation and the lighting all get set out together. The water and the garden are one project with one set of levels. For anyone who intends to sit beside their pool rather than only swim in it, this is the difference between a pool in a garden and a pool dropped into a plot.

Design detail and cost get agreed upon before work starts, not discovered later.

Their working method is to settle every design detail and the precise cost of each component with the client, or with the client’s architect, before anything is built. That is an unglamorous commitment, and it is the one that protects your budget. Variation orders in pool construction almost always trace back to a decision that was left open at the design stage: the tile was never chosen, the pump was never named, and the deck material was described as “natural stone” and nothing more.

When the component list is agreed line by line up front, the quote you accept is close to the invoice you pay. When it is not, you find out what everything costs one item at a time, while the excavation is open.

Turnkey, or as a subcontractor to your main contractor

Green Creation works either way. On a villa they can take the whole thing: survey, design, approvals, build, and handover. On a larger development they work under the main contractor and to the consultant’s drawings, which is a different discipline, with tighter tolerances, coordination meetings and a construction programme they have to hold. Doing both means their villa work has a commercial contractor’s habits behind it, and their commercial work has a villa designer’s eye.

Commercial capability, up to Olympic-sized pools

Their commercial side builds hotel, resort and community pools up to Olympic size. That end of the market forces a firm to be good at things villa builders can avoid: real turnover calculations, balance tank sizing, plant rooms that a technician has to work in daily, water quality records, and authority scrutiny that does not accept a handwave. A residential client benefits from that indirectly. The hydraulic thinking applied to a 25-metre hotel pool is the same thinking applied to your 8 by 4, and it is thinking most villa-only firms never had to develop.

Every pool type, including the difficult ones

Infinity and overflow pools, skimmer pools, indoor pools, fibreglass pools, plunge pools, lap pools, pools with integrated wellness features, and water features designed to run alongside them. The overflow work is the tell. An overflow pool needs a balance tank sized properly, a channel set dead level around the whole perimeter, and a pump that can handle the return flow. Get any of the three wrong, and the pool either floods the channel or sucks air. Firms that build a lot of them get quietly better at them.

They are still there after the water goes in.

This is where Green Creation separates itself most clearly from the rest of this list. Their maintenance division employs in-house commercial divers who are also qualified pool engineers. That means underwater inspection and repair with no drain-down, which in a Dubai summer is not a convenience but a genuine technical advantage: an empty tiled shell standing in July heat is at risk of thermal damage, and refilling costs money and time.

The maintenance side runs weekly, fortnightly and monthly plans and starts any new client with a pool audit that includes a test of the fill water before a price is quoted. Their annual review checks the pump against its curve, tests filter integrity, calibrates the controller and makes recommendations on automation and dosing. They service hot tubs, saunas and steam rooms too. For a villa owner this means one number to call for the life of the pool, and for the designer it means feedback: the people who maintain the pools tell the people who draw them what fails.

What this adds up to for a design client

You get one contract, one warranty and one party to hold responsible. The person who drew the plant room is in the same company as the person who has to reach the valves in it and as the person who will be servicing the filter in three years. That loop is why their drawings tend to be practical rather than theoretical, and it is the strongest argument for putting Green Creation at the top of any list of pool design companies in Dubai.

Pearl Blue Zone

www.pearlbluezonepools.com · Business Bay, Dubai

★★★★★ 3D concepts · ★★★★☆ Engineering · ★★★☆☆ After handover

The strongest of the challengers on the design side specifically. They produce 3D concepts with cost estimates attached at the concept stage, which is unusual and useful, because it stops a client from falling for a design they cannot afford. Civil, structural and hydraulic engineering are handled in-house, and they cover a wide spread of pool types, including rooftop, natural, indoor and above-ground builds that other firms decline.

They also run their own landscaping arm, so the ground around the water is not an afterthought. Leak repair and equipment supply make up a good part of their work, which gives them practical exposure to how pools fail. The gap against Green Creation is the scale and the depth of the maintenance operation behind the design.

For a design-led project, they are the wrong fit. There is no published engineering department, no project record to check, and the business contact runs through a Gmail address, which is worth knowing when you are choosing who carries a ten-year structural warranty.

Al Naseem Pools

www.alnaseempools.com · Warsan First and Business Bay, Dubai

★★★☆☆ Design depth · ★★★★★ Waterproofing · ★★★★☆ Speed and price

Around 300 completed projects and more than a thousand customers, with a ten-year guarantee and a dedicated waterproofing division, which is a genuinely good sign in a market where leaks are the most common complaint. They run a 24-hour emergency line, and they work fast, and they name projects in Damac Hills and Jumeirah Golf Estates.

Their pitch is budget and speed rather than design. If you already know what you want and the pool is a simple shape, they will deliver it competently for less. If the design itself is the hard part, look higher up this list.

★★★★☆ Specialist features · ★★★★☆ Design and consulting · ★★☆☆☆ Villa value

Part of Nadcorp Trading, with a real design and consulting arm aimed at water parks, competition pools, therapy centres, hotels and resorts. They build in concrete, stainless steel and timber, and they carry the specialist kit most Dubai firms will not quote: movable floors rated to 150 kilograms per square metre, automatic sliding deck covers, and counter-current swim jet systems with multiple speeds. They work across the UAE and into Bahrain, Saudi Arabia, Qatar, Kuwait, Oman, Jordan, Lebanon, Iraq and Egypt.

If your brief includes a movable floor, a stainless steel shell or a therapy pool, they belong on your shortlist ahead of most of this list. For an ordinary villa pool, they are more machines than the job needs.

What are the pool design and construction costs in Dubai?

Design first, because it is the number people have the least feel for.

Item Typical range (AED) Notes
Design, drawings and approval process 8,000 – 25,000 Often credited back against the build if you proceed with the same firm
Independent structural engineering 1,500 – 4,000 Stamped shell calculations where a separate engineer is required
Developer NOC 1,000 – 5,000 Master communities only, varies by developer
Community security deposit 5,000 – 25,000 Refundable after the work passes inspection
Affection plan retrieval 100 – 500 Needed for the site and setting-out drawing

Build cost by pool type

Pool Typical size Range (AED)
Plunge pool 3×2 to 4×3 m 55,000 – 120,000
Fibreglass shell Varies by moulded unit 75,000 – 180,000
Small concrete family pool around 6×3 m 90,000 – 170,000
Standard concrete villa pool around 8×4 m 120,000 – 230,000
Large family or lap pool 10×5 m and up 180,000 – 500,000
Premium overflow or infinity 50-80 m² of water 280,000 – 750,000

Design choices that add to the bill

Addition Range (AED) Decide it at the design stage because
Overflow system instead of skimmer 80,000 – 150,000 Needs a balanced tank and larger plant. Cannot be retrofitted
Pool chiller 15,000 – 40,000 Needs electrical capacity, pipework and a shaded position
Combined heat pump and chiller 30,000 – 65,000 Same as above, plus a larger supply
Salt chlorination 8,000 – 25,000 Metalwork and light housings must be specified for salt.
Automatic cover 30,000 – 80,000 The housing has to be built into the shell or deck.
Automated chemical dosing 15,000 – 30,000 Probes and dosing lines need space and drainage in the plant room.
Smart automation and app control 5,000 – 30,000 Cabling is cheap at first and expensive after.
Ceramic tile finish 180 – 280 per m² An 8×4 m pool has around 68 m² of tiled surface, not 32.
Glass mosaic finish 600 – 1,400 per m² Same area, very different total

A realistic planning figure for an 8 by 4 metre villa pool, including consultant work, approvals, a modest deck and summer cooling, is AED 160,000 to AED 300,000 before VAT. Pool cost does not scale neatly with water surface, because the finish covers the walls as well as the floor, so per-square-metre arithmetic will mislead you on anything deeper or more complicated than a rectangle.

Questions buyers keep asking

These come from what people in Dubai are actually asking online about hiring a pool design company, answered plainly.

What does a swimming pool design company in Dubai actually do?

It turns a plot and a brief into a buildable set of drawings. That means a survey, a concept layout with 3D views, the structural design of the shell, the hydraulic calculation that sizes pipes and pumps, a plant room layout, an electrical and lighting design, a waterproofing and finishes specification, and the drawing set that goes to the authority for a permit. A design company that only hands you a pretty render has done about a fifth of the job.

Should I hire a pool contractor with design services or a separate designer?

For a villa pool, one firm doing both is usually cheaper and faster, because the person who drew the shell is the person who has to build it. Separate designers make sense on large or unusual jobs, where you want someone independent checking the builder’s work. The risk with a split is the gap in the middle: the designer says the builder deviated, the builder says the design could not be built, and you pay for the argument. Green Creation runs both under one contract, which is why it sits at the top of this list.

How much does swimming pool design cost in Dubai?

Design, drawings and the approval process usually run AED 8,000 to AED 25,000 for a villa pool. Independent structural engineering on its own is roughly AED 1,500 to AED 4,000. Most design and build firms fold the design fee into the contract and credit it back if you proceed, so ask whether the fee is separate or absorbed before you sign anything.

Do I need a permit to build a pool in Dubai, and who prepares the drawings?

Yes. Villa pools go through the Dubai Building Permits System under Dubai Municipality or through Trakhees, the Dubai Development Authority, or your master developer, depending on where the plot sits. Your design company prepares and submits the set. You will also need a DEWA clearance for the electrical and plumbing side and a master community developer NOC that typically costs AED 1,000 to AED 5,000.

How long does the design stage take before building can start?

Design and permit together usually take six to ten weeks. On mainland plots the authority review can be as quick as seven to fifteen working days; inside developer communities it is more often twenty to forty working days. A resubmission after a rejection adds two to four weeks each time, which is the main reason a clean first submission matters more than a fast one.

What drawings should be in a pool design pack?

A site and setting-out plan, a pool plan with dimensions and depths, at least two cross sections, a reinforcement drawing with bar schedules, a waterproofing detail at every penetration, a hydraulic schematic with the turnover calculation, a plant room layout drawn to scale with the equipment in it, an electrical and bonding drawing, a lighting layout, a tile setting-out drawing, and a priced bill of quantities. If any of those are missing, the decisions in them get made on site by whoever is holding the trowel.

What should I ask a pool design company before hiring them?

Ask who does the structural design and whether they are a licensed engineer. Ask to see the hydraulic calculation from a recent job. Ask where the plant room goes on your plot and how big it is. Ask what the tile setting-out drawing looks like. Ask which authority your plot falls under and how many submissions they have made there. Ask what happens to the price if the soil report comes back worse than assumed. The answers separate a design office from a sales office fast.

What are the red flags when choosing a pool designer in Dubai?

A render with no dimensions on it. A lump-sum price with no bill of quantities behind it. No soil test mentioned anywhere. A plant room that appears on the 3D view but not on any plan. Vague wording about who handles the permit. Pressure to pay a large deposit before any drawing exists. And a firm that will not put you in touch with an owner whose pool they designed more than two years ago.

How do I check that a pool design company is licensed and insured?

Ask for the trade licence and check the expiry date, then verify the number on the Dubai Economy and Tourism site. Ask for the contractor registration if they will also build. Ask for a current certificate of insurance showing public liability and contractors’ all risks, with the policy dates visible. Call the insurer’s number on the certificate rather than one supplied by the contractor.

Should I get more than one pool design quote?

Get three, and make them quote the same brief. Give each firm the same plot plan, the same pool size, the same edge type and the same finish; otherwise, you are comparing three different pools, and the cheapest one is usually the smallest. Ask all three for a line-item bill of quantities. The differences between the three sheets will teach you more about the job than any of the three sales meetings.

How do I read a pool design and build estimate?

Look for quantities, not headings. Concrete in cubic metres, steel in kilograms, tile in square metres with the product name, pump and filter by make and model, pipework by diameter. A quote that says “plant room equipment, lump sum” hides the single biggest quality decision in the job. Also check what is excluded: decking, landscaping, the DEWA connection, the developer NOC and VAT are the usual four.

What are the hidden costs in pool design and construction in Dubai?

Rock or high ground water found during excavation, developer NOC fees, the security deposit a community holds, upgrading the electrical supply for a chiller, the deck and coping if the quote only covered the pool, a heat pump or chiller you decide you need after the first August, and the cost of a design change once the permit has already been issued.

Should the design specify salt or chlorine?

Salt systems still produce chlorine; they just make it on-site from dissolved salt instead of you dosing it. The water feels softer, and you stop handling drums. The trade is the up-front cost, around AED 8,000 to AED 25,000, and the need to specify salt-tolerant metalwork, ladders and light housings at design stage. That last part is the point: retrofitting salt to a pool designed for liquid chlorine is how stainless fittings start weeping rust.

What pool size and shape works on a typical Dubai villa plot?

On most villa plots the water ends up somewhere between 6 by 3 and 10 by 4 metres, with 1.2 to 1.5 metres of depth for a family pool. Shape is usually driven by the setback from the boundary, the position of the villa’s own footings, and where the plant room can sit. Designers who start from the shape and then look for somewhere to put the plant end up with equipment in the only shaded corner of the garden.

Skimmer or overflow: which design suits Dubai better?

A skimmer pool keeps the water a little below the coping and costs less. An overflow or deck-level pool runs the water to the rim and into a channel, which looks better, cleans the surface more evenly and costs AED 80,000 to AED 150,000 more, because it needs a balance tank, more pipework and a bigger pump. In Dubai the overflow has a second advantage: surface water is where the dust and the hottest layer sit, and an overflow takes both away continuously.

Does the design need a pool chiller?

In Dubai, yes, if you want to swim in July and August without it feeling like a bath. Water in an uncovered villa pool sits in the mid-thirties through high summer. A chiller is AED 15,000 to AED 40,000; a combined heat pump and chiller is AED 30,000 to AED 65,000. The design decisions that go with it are the electrical supply, a shaded and ventilated spot for the unit, and pipe sizing, so plan it at the drawing stage even if you install it later.

What smart pool technology is worth designing in from the start?

A variable speed pump, because it runs at low speed for most of the turnover and cuts pump energy sharply. Inline pH and ORP probes with dosing, so the chemistry corrects itself instead of being corrected on a Thursday. A controller with an app. LED lighting on a separate circuit. Each of those is easy at first fix and expensive once the deck is laid, so the drawing is the cheap moment to decide.

Can the design be changed after the permit is approved?

Not freely. Changing the pool’s design, or adding a diving board, a slide or a bridge over the water after approval, means submitting revised drawings and waiting again. That is the practical argument for spending an extra week on the drawings rather than discovering the problem when the steel is already tied.

What warranty comes with a designed and built pool?

Expect a structural warranty on the shell and waterproofing, typically ten years from the better firms, and one to two years on equipment, backed by the manufacturer’s own terms. Get the wording rather than the number: a ten-year warranty that excludes waterproofing is worth less than a five-year one that includes it. Ask who honours it if the company changes its licence.

Who is the best swimming pool design company in Dubai?

Green Creation. It designs the pool and the garden as a single scheme rather than dropping a pool into a plot, it has around 8,940 completed projects and 5,500 clients behind it, and it carries the design right through construction, handover and maintenance with its own team, including divers who are qualified pool engineers. Emaar, Meraas, Sobha, Deyaar, Hilton and Azizi are on its client list. Reach them at www.green-creation.com or +971 50 948 4081.

Does the design company also maintain the pool afterwards?

Some do, and it is worth asking. The firm that drew the plant room knows why the filter is that size and where the isolation valves are. Green Creation runs weekly, fortnightly and monthly plans, starts with a pool audit that includes a fill water test, and does underwater repair work with in-house divers so the pool does not have to be drained down in summer.

Local studio or large company for pool design?

A small studio can give you more of the designer’s attention and often a more interesting concept. A large firm gives you an engineering department, an in-house permit team and the balance sheet to honour a ten-year warranty. For a straightforward villa pool, either can work. For an overflow pool, a rooftop pool or anything with a structural complication, go with the one that has the engineers in the building.

Start with the drawings, not the render.

Green Creation will survey the plot, agree on every design detail and component cost with you up front, handle the authority submission, build it, and maintain it afterwards with their own divers. Call +971 50 948 4081, 9am to 6pm.
