Best swimming pool contractors in Dubai and how to measure them yourself

Every pool company in Dubai says it is the best. Very few will hand you a way to check. This guide gives you a scorecard of twelve tests, a method for inspecting a contractor’s older pools, and the questions to put to past clients. Then it shows how Green Creation answers each one.

⚡ Short answer

The best swimming pool contractors in Dubai are the ones whose five-year-old pools still hold water, whose handover file contains measured test results, and whose own staff come back after the final payment. Green Creation has completed 8,940 projects for more than 5,500 clients in the UAE, builds as a turnkey contractor or as a subcontractor to main contractors, and keeps its own maintenance engineers and commercial divers for the years after handover. What “best” means once you can measure it

A pool looks its best on the day the contractor photographs it. The water is new, the grout is white, and nothing has been through a summer yet. That is the picture you see on every website, and it tells you almost nothing.

The real test comes later. Dubai water evaporates fast, the top-up water from the mains is soft and hungry for calcium, and deck surfaces go past 60 degrees in August. A pool that was built with thin waterproofing or undersized pipework usually shows it in the second or third summer. By then the final payment was made long ago.

So “best” has to mean something you can check before you sign. In this guide it means three things. The pool still performs after five years. The contractor can prove what was built with test results and drawings. And the same company is still answering the phone when something needs attention.

People search for this in different words. Some look for swimming pool contractors in Dubai. Others type swimming pool construction companies in Dubai. The firms are the same, and so is the question: who can be trusted with a hole in your garden that costs as much as a car and has to stay watertight for decades?

The scorecard below turns that question into twelve smaller ones. Each has a document or a number attached. You can use it on any company, including us.

The twelve-test scorecard

Give each test 2 points for a clear pass with evidence, 1 point for a verbal yes with nothing on paper, and 0 for a no or a dodge. The top score is 24. In our experience a contractor worth hiring lands at 20 or above. Anything under 16 is a risk you are paying for.

# Test Evidence to ask for What a pass looks like.
1 Old pools you can visit Addresses or owner contacts for pools built at least five years ago Three or more, offered without fuss, in a community like yours
2 Trade licence A copy of the Dubai trade licence Valid, in the same company name as the quote and the bank account
3 Own site team Name of the site supervisor and who employs the steel fixers, tilers and plumbers A named supervisor on the contractor’s payroll, on site daily
4 Drawings before price Layout, sections, steel details, pipework and plant room drawings A drawing set comes with the quote, not after the deposit.
5 Permit handling Who applies to Dubai Municipality, Trakhees, or the developer, and who pays the fees? The contractor applies in your name and shows you the approval.
6 Hydraulic design Pool volume, turnover time, pump model and pipe sizes in writing Turnover of four hours or better, with the sums shown
7 Waterproofing and flood test Product name, number of coats, and the flood test method A named system and a witnessed test of at least 48 hours before tiling
8 Itemised quote A line for every trade, with brands and models No lump sums over a few thousand dirhams and no “to be confirmed” lines
9 Payments tied to work The payment schedule Each payment follows a stage you can see, with a retention held to the end.
10 Written warranty The warranty wording, not a brochure line Separate terms for structure, waterproofing, finishes and equipment
11 Handover file A sample file from a finished job As-built drawings, test records, manuals and water readings in one folder
12 Aftercare with own staff Who services and repairs the pool after handover? The builder’s own engineers, on a written plan

Swipe the table sideways to see every column.

Tests 1, 7 and 12 carry the most weight. A contractor can fake a tidy quote. It is much harder to fake an old pool, a flood test record, or a maintenance team.

If you want more depth on any single test, we have written about the questions to ask before hiring, Dubai Municipality pool permits and what to compare between builders.

⚠ Watch the first answer.

Ask for test 1 first, on the phone, before any site visit. A contractor who built well five years ago is proud of it and will name the community straight away. One who changes the subject to render and showroom photos has told you what you needed to know.

Judge a contractor by a five-year-old pool

This is the single most useful hour you can spend. Ask to see a pool the contractor built at least five years ago, ideally one they have also maintained. Go in the afternoon when the light is low across the water. Take your phone and a coin.

You are not checking whether the pool is pretty. You are checking how it has aged, because your pool will age the same way.

Where to look Healthy after five years Warning sign What it usually points to
Waterline tiles Clean line, light scale that wipes off Thick white crust or tiles missing Poor water balance, or adhesive not rated for immersion
Grout lines underwater Full, flush, even colour Hollow, sandy, or dark gaps Cement grout dissolved by soft top-up water. Epoxy grout would have held
Tile surface Flat. A coin tapped on tiles gives the same sharp sound everywhere. Hollow, drummy sound in patches Tiles debonding; often water behind them
Coping and deck joint Flexible sealant intact all the way round Cracked joint, coping stones rocking No movement joint between shell and deck
Skimmer mouths No cracks where the skimmer meets the wall Hairline cracks at the corners. A classic leak point. The penetration was not detailed properly.
Water level mark One steady line Several tide marks are below the tile band. The pool loses water faster than evaporation explains.
Deck around the pool Level, water runs away from the pool Sunken pavers, puddles near the edge Backfill not compacted, or a leak washing out sand
Plant room floor Dry, with a floor drain Rust stains, salt crust under pipe joints Slow leaks at unions and pump seals, poor ventilation
Pump and filter labels Known brands, readable plates, and a working pressure gauge Unbranded pump, gauge stuck Equipment was value-engineered after the quote.
Underwater lights All working, no water inside the lens. Dead lights, fogged lenses Cheap fittings or poor cable sealing
Water itself You can read the drain cover at the deep end. Hazy, or with a green tint in corners Under-sized filtration or dead spots in circulation

Swipe the table sideways to see every column.

One defect on that list is normal wear. Three or four in the same pool is a pattern, and the pattern belongs to the contractor.

Then ask the owner one thing: has the pool ever been drained for a repair? A structural pool should go many years without it. If it was emptied in year two to redo the waterproofing, the flood test at construction was skipped or rushed.

Our articles on structural and surface integrity, leak detection and pool tiling choices explain each of these failures in more detail.

Six questions to ask a past client

American pool builders’ guides suggest calling ten references. That is a lot of phone calls. Three is enough in Dubai if you choose them well: one finished in the last year, one about three years old, and one older than five.

Keep the call short. These six questions get you what you need in ten minutes.

  • Did the final bill match the signed quote? If it went up, what caused it and who raised it first?
  • Was the same supervisor on site from excavation to handover?
  • What went wrong during the build, and how many days did it take them to fix it?
  • Have you had a leak, a cracked tile or an equipment failure since? Who paid?
  • Does the contractor still maintain the pool, or did you move to someone else? Why?
  • Would you sign with them again at the same price?

Listen to the third answer most closely. Every build has a problem. A pipe gets hit, a tile batch arrives in the wrong shade, and the developer’s inspector asks for a change. What you want to hear is a short story with an ending. “They came back the next morning” is a good answer. “We are still discussing it” is not.

The fifth answer matters too. Owners who stay with their builder for maintenance are telling you the relationship survived the build. We cover how to read reviews and testimonials in evaluating customer feedback for pool contractors.

Four kinds of firm that call themselves pool contractors

A search for pool contractors in Dubai returns companies that work in very different ways. Knowing which kind you are talking to explains most of the differences in their quotes.

Kind of firm How it works Good at Where it goes wrong
Design studio Draws the pool, then hands the build to another company Concepts and 3D visuals Nobody owns a leak. The designer blames the builder, and the builder blames the drawing.
General builder Builds the villa and subcontracts the pool as one package Civil works and programme Pool hydraulics and waterproofing get the lowest bidder.
Maintenance company Cleans pools all year and takes on a build now and then. Water chemistry and equipment Little structural experience, hired labour for the shell
Specialist design-and-build contractor Designs, builds, commissions and maintains with its own people One line of responsibility for the life of the pool Rarely the cheapest quote on the table

Swipe the table sideways to see every column.

None of the first three are dishonest. They are just built for a different job. The trouble starts when a villa owner compares their prices line by line with a specialist’s and assumes the scope is equal.

Green Creation is the fourth kind. We also work the other way round when a project needs it, as the pool subcontractor under a main contractor on larger developments. Either way, the pool design, the shell and the plant room stay with one team. Our pages on pool builders in Dubai and our contracting service set out the scope.

A quick way to tell which kind you have in front of you: ask who will pour the concrete. If the answer is a company name you have not heard yet, you are dealing with a middleman.

The numbers a good contractor gives without being asked

Good swimming pool construction in Dubai work is mostly arithmetic. The best contractors put the figures in the proposal because they have nothing to hide in them. Weaker ones write “as per standard” and hope you do not ask what the standard is.

Dubai Municipality publishes technical guidelines for approving pool plans. Several of the figures below come from those guidelines, and the rest are normal good practice for concrete pools in this climate.

Item Figure to expect Why it matters here
Turnover time All the water through the filter in four hours or less Warm water and dust load the filter harder than in cooler countries.
Return inlets At least one per 45 cubic metres of water Too few inlets leave dead corners where algae starts.
Skimmers and main drains Two of each as a minimum, drains with anti-entrapment covers A single drain is a suction hazard for swimmers.
Pool barrier About 1.2 metres high with a self-closing gate Required for child safety around private pools
Deck fall 1 in 40, sloping away from the water Stops washdown water and dust running into the pool
Floor slope No steeper than 1 in 3 Steeper floors are a slipping risk at the break point.
Concrete cover to steel Stated in millimetres on the section drawing A thin cover lets salts in the ground reach the reinforcement.
Flood test Filled and held for 48 to 72 hours, level recorded The only proof the shell is watertight is before the tiles hide it.
Pipework pressure test Held under pressure before backfilling, reading recorded A buried joint that leaks means breaking the deck later.
Pump Brand, model and flow rate at the system’s head Let you check the turnover claim yourself
Electrical bonding All metal parts bonded and tested for continuity Protects swimmers from stray voltage

Swipe the table sideways to see every column.

A worked example you can use

Take a pool 8 metres long, 4 metres wide and 1.4 metres deep on average. That holds about 45 cubic metres. To turn it over in four hours, the pump has to move a little over 11 cubic metres an hour through the filter after pipe friction is taken off. Two return inlets would meet the minimum. Most good designs use three or four for better mixing.

If a quote for that pool lists a pump but no flow figure, ask for it. The answer takes an engineer thirty seconds. A salesman needs to “check with the technical team”.

For the background, see our guides to hydraulic flow rate assessment, filtration system engineering, pool construction regulations and pool compliance in Dubai.

What a pool warranty should say

“Ten-year warranty” on a brochure means nothing until you read what it covers. Guides for pool buyers in the United States and Australia make the same point: ask what is covered, for how long, and who pays for the side costs. That last part is where most warranties go quiet.

A pool is made of parts with very different lives. A warranty that treats them as one thing is hiding something. Ask for separate terms.

Part What the wording should cover Question that exposes a weak warranty
Concrete shell Structural cracking and movement Does it still apply if another company maintains the pool?
Waterproofing Water loss through the shell and at pipe penetrations Who pays to remove and replace the tiles to reach it?
Tiles and grout Debonding and grout loss, not staining Is water chemistry a condition, and what readings are required?
Buried pipework Leaks at joints under the deck Does it include breaking and relaying the paving?
Pump, filter, chlorinator, lights The manufacturer warranty passed to you by name Who handles the claim and fits the replacement?
Side costs Refilling water, rebalancing chemicals, replanting If you drain my pool for a warranty repair, who pays the DEWA bill?

Swipe the table sideways to see every column.

Two more points. First, UAE law gives building owners long-term protection against serious structural failure, separate from anything the contractor writes. A written warranty should add to that: never try to replace it. Second, a warranty is only as good as the company behind it. A firm with a long trading record and a maintenance division has far more reason to honour its paper than one that opened last season.

Green Creation puts its warranty terms in the contract, part by part. Ask for the wording along with your quote and read it before you compare prices. Related reading: quality and safety in pool construction and pitfalls when hiring pool professionals.

Handover day and the file you keep

Handover is where an average contractor fills the pool, shows you the light switch and asks for the last cheque. A good one spends half a day with you.

Australian pool associations describe the standard well: at final payment the owner should receive every warranty, every equipment manual and written maintenance guidance. We would add test records and drawings to that, because in Dubai they are what the next engineer will need.

What should happen in front of you?

  • The pump runs, and the flow rate is read off a meter or worked out from the filter pressure, then compared with the design figure.
  • The water is tested for free chlorine, pH, alkalinity and calcium hardness, and the readings are written down as your starting point.
  • Every light, jet, water feature and automation scene is switched on and off.
  • The engineer shows you how to backwash the filter, empty the skimmer baskets and read the pressure gauge.
  • You are shown where the isolating valves and the electrical breakers are, and each one is labelled.
  • Any snags are listed on paper with a date for each.

What belongs in the handover file?

  • As-built drawings showing where pipes and cables really run, which is often different from the design drawings.
  • The authority approval and any developer no-objection letter.
  • Flood test and pipework pressure test records, signed and dated.
  • Equipment list with brands, models and serial numbers.
  • Manuals and manufacturer warranty cards.
  • The contractor’s warranty and the commissioning water readings.
  • A maintenance schedule for the first year.

Keep that file with the villa’s title papers. It adds value when you sell, and it saves days of guesswork if a leak ever needs tracing. Our pieces on what to expect during construction and the step-by-step build process show where each record is created.

Swimming pool handed over by Green Creation, pool contractors in Dubai, with clear water and finished deck

Commissioning readings taken on handover day become the baseline for every later service visit.

The first twelve months

New pools are not stable on day one. Fresh cement surfaces push pH up for weeks. Grout and plaster are still curing. Equipment beds in. The first summer is the first real load test.

This is the period that separates a builder from a contractor who stays. Here is what the year should look like.

When What the contractor should do What you should see
First four weeks Frequent water tests and pH correction while the surfaces cure, brushing of new finishes Readings logged each visit; no scale forming on the tile line
Months two to three Check water level loss against evaporation, inspect skimmers and lights, and retighten unions. Snag list from handover closed out in writing
Before the first summer Filter backwash routine set, stabiliser level checked, chiller or cover commissioned if fitted A summer plan with visit frequency agreed
Peak summer More frequent visits, top-up water monitored, chlorine demand tracked Clear water through August without shock dosing every week
Month eleven Full inspection before the defects period ends: tiles tapped, joints checked, pump performance measured A written report and any defect fixed before the retention is released

Swipe the table sideways to see every column.

The month-eleven inspection is the one most owners forget to ask for. Put it in the contract. It is your last low-cost chance to have defects found and fixed while money is still held back.

Green Creation offers weekly, fortnightly and monthly service plans. Each one begins with an audit of the pool that includes a test of your fill water, because mains water chemistry varies across Dubai, and it decides how the pool should be dosed. Once a year the plan includes a review of the pump curve, the filter and the controller calibration. The details are on our pages for professional pool maintenance, villa pool maintenance, weekly pool cleaning and preventive maintenance planning.

If you want to understand the chemistry behind those first weeks, read water chemistry management, pH and alkalinity stabilisation and pool water testing and analysis.

Who has hired us?

Developers and operators we have worked for include Emaar, Meraas, Sobha, Deyaar, Azizi and Hilton. Commercial work has gone up to Olympic-sized pools. Most of our projects, though, are private villas, and the same engineers work on both. You can read more on the about us page and see finished work in the project gallery.

We started as landscapers.

Green Creation was a landscaping company before it built its first pool. That history still shapes how we work. The pool, the deck, the planting, the lighting and the drainage are drawn as one project by one team. It avoids the usual gap where the pool contractor finishes at the coping and the gardener starts a month later with a different set of levels. Where Green Creation differs from the usual offer

We are not going to name other companies here. Some of them do good work, and you should score them on the same twelve tests. What we can do is describe what a typical quote in this market includes and what ours includes on the same line.

Area Common in the market Green Creation
Who designs and who builds? Two companies, or one company with subcontracted trades One team for design, build and commissioning
Quote detail A few lump sums and a provisional allowance for equipment Precise component costs are agreed upon before work starts.
Pool and garden Pool contractor stops at the coping. The landscaper arrives later Pool, deck, planting and lighting drawn together
Repairs below the waterline Drain the pool, repair, refill and rebalance In-house commercial divers repair underwater where the fault allows it.
Before quoting for maintenance A price per visit from the pool size A pool audit first, including a fill-water test
Yearly review None, unless something breaks. Pump curve, filter condition and controller calibration checked every year
Project size Villas only, or commercial only Villa plunge pools up to Olympic-sized commercial pools
Contract role Turnkey only Turnkey for owners or subcontractor to a main contractor
Other wet areas Pools only Hot tubs, saunas and steam rooms serviced as well

Why the divers matter

Draining a pool in Dubai is not a small thing. A typical villa pool holds 40 to 60 cubic metres. Emptying it wastes that water, exposes the shell to heat, and on plots with a high water table, it can let ground pressure push against an empty structure. Then the pool has to be refilled and rebalanced, which takes days.

A diver who is also a pool engineer can replace a light, reseal a fitting or patch a tile area with the water in. The pool is back in use the same day. Few contractors keep that skill in-house, and it is one of the clearest differences between us and firms that only build.

Why the fill-water test matters

Main water in Dubai is desalinated. It arrives low in calcium, and soft water takes calcium from wherever it can find it, which in a pool means the grout and any cement finish. A contractor who tests the fill water first can set the right calcium level from the start. One who does not will be regrouting in a few years and call it normal wear.

More on our approach: why clients choose Green Creation, custom pools by Green Creation and why local experience counts.

Matching the contractor to the pool

The best contractor for a plunge pool in a townhouse courtyard may not be the best for a rooftop pool on a podium. Each type has one skill that matters more than the others. Ask for proof of that skill first.

Pool type The skill that decides it Proof to ask for
Standard villa pool Clean shell work and correct hydraulics. Flood test record from a recent villa job
Infinity or overflow pool A dead-level weir edge and a balance tank sized for bather surge A finished overflow pool you can see running, with an even sheet of water along the edge.
Rooftop or podium pool Structural loading and double waterproofing over occupied rooms Structural engineer’s sign-off and the leak history of an earlier rooftop pool
Indoor pool Humidity control and corrosion-safe finishes Dehumidification design and a visit to a pool a few years old
Plunge or lap pool on a tight plot Access planning and building close to boundary walls Photos of the excavation stage on a similar plot
Hotel or community pool Public-pool rules: duplicate pumps and filters, automated dosing, record keeping A commercial pool the contractor built that has passed authority inspections
Renovation of an old pool Diagnosis before demolition A written survey of the existing shell and pipework before any price

We have written a separate guide for most of these: infinity pools, rooftop pools, indoor pools, lap and plunge pools, commercial pools for hotels and developers and pool renovation.

Luxury villa pool with landscaped surround built by Green Creation swimming pool construction company in Dubai

Pool, deck and planting designed as one project.

Design choices the best contractors raise early.

A good contractor brings up the awkward subjects in the first meeting, before you have fallen for a render. Where will the plant room go, and can a technician stand up in it? Will the pool need cooling in summer? Is the finish you like safe with salt chlorination? How will the pool be covered when you travel?

These decisions change the price and the running cost more than the shape does. We go through them in pool heating and cooling, saltwater pools, smart pool technology, choosing a pool shape and construction materials for Dubai’s climate. For ideas, browse pool designs in Dubai and luxury pools.

What the best contractors charge

The best contractor is almost never the cheapest quote, and it does not have to be the dearest either. Published market ranges for concrete pools in Dubai look like this. They are a guide to the market, not our price list.

Pool type Typical market range (AED) What moves the price?
Plunge pool 55,000 to 120,000 Access, finish, and whether a chiller is fitted
6 m x 3 m villa pool 90,000 to 170,000 Tile choice, depth, plant room distance
8 m x 4 m villa pool 120,000 to 230,000 Mosaic versus porcelain, automation, lighting count
Lap pool 180,000 to 500,000 Length, swim jets, temperature control
Infinity pool 280,000 to 500,000 and above Balance tank, edge length, structural work on slopes

Swipe the table sideways to see every column.

When two quotes for the same pool are 30 per cent apart, the difference is usually in four places. One has a thinner shell or less steel. One has a cheaper waterproofing system, or none at all. One has a smaller pump and fewer inlets. And one has left out the things you will need anyway: the permit fees, the deck, the safety barrier, and the electrical supply to the plant room.

Put both quotes through test 8 on the scorecard, and the gap normally explains itself.

The cost nobody quotes

A pool costs money every month for the rest of its life: electricity for the pump, water to replace evaporation, chemicals and service visits. A contractor who fits a variable-speed pump and sizes the pipework generously can cut the pump’s electricity use by more than half compared with a single-speed pump pushing through narrow pipes. A cover cuts evaporation sharply. Those choices cost a little more on day one and pay back every month after.

So ask each contractor for an estimate of yearly running cost alongside the build price. The good ones have the answer ready. Eight mistakes buyers make

We see the same ones again and again, often when we are called in to repair a pool somebody else built.

1. Choosing from renders

A 3D image shows what the designer can draw. It says nothing about concrete, steel or pipework. Ask for the engineering drawings that sit behind the picture.

2. Comparing totals instead of lines

Three totals tell you nothing if the three scopes are different. Line the quotes up item by item. Where one is blank, ask why.

3. Paying ahead of the work

Consumer rules in parts of Australia cap a pool deposit at 5 to 10 per cent of the contract. Dubai has no such cap for private pool contracts, so the protection has to come from your own payment schedule. Keep each payment behind a finished stage.

4. Skipping the flood test to save a week

The programme is tight, the tiler is booked, and somebody suggests testing “once it is tiled”. Refuse. After tiling, a leak costs ten times more to find.

5. Letting the contractor pick the plant room spot last

A plant room squeezed behind a boundary wall with no ventilation shortens the life of every pump and control board in it. Fix its position at the design stage.

6. Not checking the community rules

Many master developers want their own no-objection letter, a refundable deposit and set working hours before any digging. A contractor who has built in your community knows the process. One who has not will learn it on your time.

7. Treating maintenance as a separate decision

If the builder will not maintain the pool, ask why. And if you plan to use a different maintenance company, check that the warranty still stands.

8. Not getting the file

No as-built drawings, no test records, no serial numbers. Five years later a leak appears, and nobody knows where the pipes run. Make the handover file a condition of the last payment.

More on these in-pool construction mistakes to avoid, preparing your property for a pool and planning your pool project step by step.

Residential pool by Green Creation showing even waterline and deck drainage, swimming pool contractors in Dubai

A pool built to drawings and tested before tiling is far cheaper to own.

When the pool already exists

Plenty of readers have a pool that another company built and are looking for someone better to look after it. The scorecard still works, with small changes. Replace “old pools you can visit” with “old clients still on the maintenance round”, and replace the flood test with a written survey.

A good contractor taking over an existing pool starts by measuring. Water loss over 24 hours with the pump on, then with it off. Filter pressure: clean and dirty. Fill-water chemistry. The state of the grout and the fittings below the waterline, checked by a diver if needed. Only then should you get a price.

Our service pages cover each part: swimming pool repair, saltwater pool repair, pump and motor diagnostics, filter media maintenance, controlled chemical dosing, algae prevention, commercial pool maintenance and pool cleaning.

Questions people ask

Who are the best swimming pool contractors in Dubai?

The best ones can show you pools they built five or more years ago that are still watertight, hand over test records with every job, and maintain what they build with their own staff. Green Creation meets all three. We have completed 8,940 projects for more than 5,500 clients in the UAE, and we invite you to score us on the twelve tests in this guide alongside any other company.

What is the difference between a swimming pool contractor and a swimming pool construction company in Dubai?

In everyday use there is none. Both terms describe a firm that builds pools. What matters is how the firm works: whether it designs and builds with its own team or sells the job and passes the building to subcontractors. Ask who employs the people pouring the concrete.

How do I check a pool contractor before signing?

Ask for three things first: a copy of the Dubai trade licence in the same name as the quote, addresses of pools built at least five years ago, and a sample handover file from a finished job. Then call three past clients. A contractor who provides all of that within a few days is usually a safe choice.

How many quotes should I get for a pool in Dubai?

Three is enough. More than that, and the quotes become hard to compare. Give all three contractors the same brief and ask each to price the same list of items, so you are comparing like with like.

Why is one pool quote so much cheaper than the others?

Usually because something is missing or smaller. Common gaps are thinner concrete, an unnamed waterproofing product, a smaller pump, fewer inlets, and no allowance for permits, decking or the safety barrier. Ask the cheaper contractor to fill in the same line items as the dearer one, and the reason normally appears.

How long does it take to build a swimming pool in Dubai?

A standard concrete villa pool takes roughly 10 to 16 weeks on site once the permit is in hand. Approvals come first and can add several weeks, depending on the authority and the community developer. Infinity pools, rooftop pools and pools with large landscaping scopes take longer.

Do I need a permit for a private pool in Dubai?

Yes. The approving authority depends on where your plot is. It may be Dubai Municipality, Trakhees, the Dubai Development Authority or another body, and most master-planned communities also require a no-objection letter from the developer. A good contractor handles the submission for you.

What warranty should a pool contractor give?

Ask for separate written terms for the structure, the waterproofing, the tiles and grout, the buried pipework and the equipment. Check who pays for water, chemicals and reinstating the garden if a warranty repair needs the pool drained. A single headline number with no detail is not enough.

What is a flood test, and why does it matter?

After the shell is waterproofed and before any tile is fixed, the pool is filled, and the water level is recorded over 48 to 72 hours. A second container beside the pool measures evaporation. If the pool drops more than the container, there is a leak, and it can be fixed while the surface is still exposed.

Should the company that builds my pool also maintain it?

It is the better arrangement. The builder knows where every pipe runs and has a reason to protect its own warranty. Green Creation offers weekly, fortnightly and monthly plans carried out by our own pool engineers.

Can a pool be repaired without draining it?

Often, yes. Green Creation employs commercial divers who are qualified pool engineers. They replace lights, reseal fittings and carry out tile and grout repairs underwater. That saves 40 to 60 cubic metres of water on a typical villa pool and avoids the risks of leaving a shell empty in the heat.

How do I know if a contractor uses subcontractors?

Ask directly, and then ask for the name of the site supervisor and who pays his salary. Visit a live site if you can and look at the uniforms and vehicles. Subcontracting single trades is normal. Subcontracting the whole pool is a different thing, and you should know about it before you sign.

What should I look at when I visit one of a contractor’s older pools?

Check the waterline tiles for missing pieces, the grout underwater for gaps, the joint between the coping and deck for cracks, and the plant room floor for rust or salt stains. Tap a few tiles with a coin and listen for a hollow sound. Then ask the owner whether the pool has ever been drained for a repair.

Is concrete the best choice for a pool in Dubai?

For most villas, yes. Reinforced concrete can be built to any shape and depth, takes tile or mosaic finishes, and lasts for decades when it is waterproofed properly. Prefabricated shells are quicker to install, but they limit size and shape and need crane access.

How much does a swimming pool cost in Dubai?

Published market ranges put a 6 m by 3 m villa pool at about AED 90,000 to 170,000 and an 8 m by 4 m pool at about AED 120,000 to 230,000. Infinity pools start around AED 280,000. Finish, equipment, access and landscaping move the figure a long way, so treat these as a guide and ask for a site-specific quote.

What payment schedule is fair for a pool build?

One where every payment follows a stage you can see finished: excavation, steel fixed, concrete poured, waterproofing and flood test passed, tiling done, equipment commissioned. A small mobilisation payment at the start is normal. Hold a retention until the snag list is closed.

Does Green Creation work on commercial pools?

Yes. We have built for developers and operators, including Emaar, Meraas, Sobha, Deyaar, Azizi and Hilton, with commercial pools up to Olympic size. On larger developments we often work as the pool subcontractor under the main contractor.

Which areas of Dubai does Green Creation cover?

We work across Dubai. Residential clients are concentrated in Palm Jumeirah, Arabian Ranches, Jumeirah Village Circle, Dubai Hills and Al Barsha, and we take on projects in other communities and other emirates as well.

What makes Green Creation different from other pool companies in Dubai?

Four things clients mention most. We began as landscapers, so pools and gardens are designed together. We agree on precise component costs before work starts. Our divers repair pools underwater without draining them. And every maintenance plan starts with an audit that includes a fill-water test.
