Best swimming pool contractors in Dubai, measured against UK, US and Australian standards
In Britain, the United States and Australia, a pool builder answers to somebody. There is a trade body that inspects the work, a published construction standard, and a contract law that limits how much money can be taken before anything is built. Dubai has strict rules for the pool itself. It has no single body that grades the company building it. That job falls to the owner.
This guide takes the tests that buyers in those three countries rely on and applies them to swimming pool contractors in Dubai. It then sets out, point by point, how Green Creation measures up and where we think we do better than the other swimming pool construction companies in Dubai.
⚡ Short answer
The best pool contractors in Dubai pass the same tests a good builder passes in London, Texas or Sydney. They have a long record you can inspect, drawings and calculations before a price, a written specification, payments tied to finished stages, a witnessed water test, and their own people for aftercare. Green Creation has worked in the UAE for close to two decades, has completed 8,940 projects for more than 5,500 clients, and keeps design, construction and maintenance under one roof. Why we borrowed the yardstick from abroad
Search for the best swimming pool contractors in Dubai, and you get lists. Most of them rank companies by how nice the photographs look. Photographs tell you about the tile. They say nothing about the steel under it.
Owners in older pool markets have better tools. A British buyer can ask whether the builder is a member of SPATA. An American can ask for a PHTA-certified builder and check the state licence online. An Australian can read the state contract law and see that the deposit is capped by statute. Each country learned these lessons through decades of failed pools and failed builders.
Dubai is a younger market that builds at great speed. The emirate issues clear technical rules for pools through Dubai Municipality, Trakhees and the Dubai Development Authority. Those rules cover the water, the deck, the barrier and the plant. They do not rate the contractor. Two companies holding the same permit can build two very different pools.
So we did the reading for you. We went through what UK, US and Australian trade bodies and regulators publish, pulled out the tests that travel well and dropped the ones that make no sense in a desert. The result is a checklist any villa owner can use on any firm, ours included.
What Britain asks of a pool builder
The UK trade body is the Swimming Pool and Allied Trades Association, known as SPATA. Membership is not automatic. SPATA inspects the installations of its members and expects them to follow a code of ethics. Members are expected to know the European standards that govern domestic pools and to design, build and equip to them.
Two of those standards matter most to a private owner. BS EN 16582 covers domestic swimming pools, with separate parts for general safety and testing, for in-ground pools and for above-ground pools. BS EN 16713 covers the water system and is split into filtration, circulation and water treatment. Public pools follow their own standard and the code of practice written by the Pool Water Treatment Advisory Group.
SPATA also runs a bond scheme called SPATAShield for domestic projects. If a member stops trading in the middle of a build, the scheme is there so that the customer is not left with a hole in the garden and no money.
What a Dubai owner can take from the UK
Three ideas carry over directly.
- Somebody other than the builder should look at the builder’s work. In Dubai that means visiting two finished pools that are at least three years old and speaking to the owners yourself.
- The water system is designed as carefully as the structure. Filtration, circulation and treatment each get their own calculation.
- Your money needs protection if the company fails. Dubai has no bond scheme for villa pools, so the protection has to come from a payment schedule that never runs ahead of the work.
What the United States asks
The American trade body is the Pool and Hot Tub Alliance, or PHTA. It writes the national standards together with the International Code Council, and it certifies individual builders through an examination.
The standard for a home pool is ANSI/APSP/ICC-5, which covers residential in-ground pools. A second standard, ANSI/APSP/ICC-7, deals with one danger only, which is a swimmer being held under water by pump suction. That standard exists because children died. The federal Virginia Graeme Baker Pool and Spa Safety Act followed. It requires certified anti-entrapment drain covers. A pool that runs off a single main drain needs a second layer of protection such as a safety vacuum release system or an automatic pump shut-off. Where there are two or more main drains, they must sit at least three feet apart so that one body cannot cover both.
The US Consumer Product Safety Commission goes further in its advice. It suggests building pools with no main drain at all and feeding the pump from skimmers, gutters or an overflow channel.
American practice is also strong on concrete. Most US pools are sprayed, either as wet-mix shotcrete or dry-mix gunite. The American Shotcrete Association says pool shotcrete should reach a compressive strength of at least 4,000 psi, which is about 28 MPa. Weak, sandy shotcrete is the most common cause of a leaking shell.
Energy is the last piece. US federal efficiency rules have made the variable-speed pump the normal choice for an in-ground pool. A pump that runs at half speed uses roughly one-eighth of the power, because power falls with the cube of the speed.
What a Dubai owner can take from the US
- Suction safety is a design item. Ask how many main drains the pool has, how far apart they are, and what cover is fitted. Dubai Municipality’s own technical guidelines call for at least two drains for the same reason.
- Concrete strength is a number, and it is tested. Ask for the specified grade and for the cube test results from the pour.
- The pump is chosen by calculation. A single-speed pump sized by guesswork will cost you on every DEWA bill for fifteen years.
- Certification belongs to a person. Ask who the engineer on your project is and what that person has built before.
What Australia asks
Australia has more home pools per head than almost anywhere, and it has the toughest safety laws. The trade body is SPASA, the Swimming Pool and Spa Association.
The barrier standard is AS 1926. 1. A pool fence must be at least 1.2 metres high all the way around. A 900 mm non-climbable zone runs along the outside, with no rails, plant pots or ledges a child could use as a step. Gaps under the fence and between the uprights are limited to 100 mm. The gate must open outwards, away from the water, and it must close and latch by itself from any position. Several states keep a public register of pools, and an owner needs a compliance certificate before selling or leasing the house.
For the structure, AS 2783 covers concrete swimming pools, and AS 1926.3 covers the water recirculation system, including suction safety.
The part we find most useful is the contract law. In New South Wales a builder may not take a deposit of more than ten per cent. Progress payments must match stages of work that have been completed. The builder must hold insurance on larger jobs that pays out if the firm dies, disappears or becomes insolvent. And the law itself gives the owner a warranty, which is six years for major defects and two years for everything else, whatever the contract says.
What a Dubai owner can take from Australia
- The barrier is part of the pool. Dubai asks for a barrier of about 1.2 metres too, and a self-closing, self-latching gate is the detail that saves lives.
- A small deposit is normal. A contractor who needs half the money before the excavator arrives is using your cash to finish someone else’s pool.
- Stage payments follow physical work you can see. Steel fixed. Shell poured. The water test passed. Tiles laid.
- A warranty should be written down, with a length in years against each part of the pool.

Tile, coping and deck are the parts you see. The tests in this guide are about the parts you do not.
Twelve tests for swimming pool construction companies in Dubai
Here is the combined list. The first column is the test. The second says where it comes from. The third says what to ask for in Dubai, where the law or the market handles the matter differently.
| The test | Where it comes from | What to ask for in Dubai |
|---|---|---|
| A record somebody else can check | SPATA inspection of member work (UK) | Addresses of finished pools three or more years old and the owners’ phone numbers |
| A named, qualified person in charge | PHTA builder certification (US) | The name and background of the engineer and the site supervisor on your job |
| A licence that covers the work | State contractor licensing (US, Australia) | A current Dubai trade licence and approval from the authority that governs your plot |
| Drawings and calculations before the price | BS EN 16582 and 16713 (UK), AS 2783 (Australia) | Structural drawings, a hydraulic calculation and a plant layout, issued before you sign |
| Concrete strength as a tested number | American Shotcrete Association guidance (US) | The concrete grade in the specification and the cube test certificates after the pour |
| Two main drains, set apart, with safe covers | Virginia Graeme Baker Act (US), AS 1926.3 (Australia) | Drain positions on the drawing and the cover model on the equipment list |
| A measured turnover rate | BS EN 16713 (UK) | A four-hour turnover was shown by calculation and then checked with a flow meter at handover. |
| A water test before the tiler starts | Common to all three | A flood test of the bare shell that you are invited to witness, with the levels written down |
| A compliant barrier and gate | AS 1926.1 (Australia) | A barrier of about 1.2 m and a gate that closes and latches by itself |
| A small deposit and stage payments | Home building law in New South Wales (Australia) | A schedule where each payment is released by a finished, inspected stage |
| A written warranty by component | Statutory warranty (Australia) | Years stated separately for structure, waterproofing, tiling and equipment |
| Aftercare by the builder’s own staff | SPATA code (UK), SPASA practice (Australia) | A maintenance plan run by employees, with a named contact after handover |

Print the table. Send it to three companies and ask each one to answer every row in writing. The replies will tell you more than any showroom visit. A serious contractor answers in a day or two, because the information already exists in its files. A weak one sends a brochure.
What Dubai itself requires
The overseas standards are a guide. The Dubai rules are the law, and a good contractor knows them without looking them up. Which office approves your pool depends on where the plot is.
| Where the villa is | Who approves the pool? | What it means for you |
|---|---|---|
| Mainland Dubai, such as Al Barsha, Jumeirah or Mirdif | Dubai Municipality | Drawings go through the municipality’s building permit system. |
| Palm Jumeirah, Jumeirah Islands, Discovery Gardens and other Nakheel or free zone land | Trakhees | A separate submission with its own forms and inspectors |
| Areas under the Dubai Development Authority | Dubai Development Authority | A separate permit route again |
| Master-planned communities such as Arabian Ranches or Dubai Hills | The master developer first, then the authority. | A developer no-objection certificate comes before the permit, usually with a refundable deposit. |

The technical rules below come from the Dubai Municipality guidelines for the approval of swimming pool plans. They apply to the design on the drawing, so they need to be right before the permit is requested.
| Item | Dubai Municipality requirement |
|---|---|
| Water turnover | The full volume passes through the filter within four hours. |
| Inlets | At least one inlet for every 45 cubic metres of water |
| Skimmers and drains | At least two skimmers and two main drains |
| Deck | At least 1 metre wide around a private pool, laid to a fall of 1 in 40 away from the water |
| Floor slope | No steeper than 1 in 3 |
| Ladders | Needed where the water is deeper than 60 cm, with one for every 30 metres of perimeter |
| Handrail | Needed on steps where the water is deeper than 1 metre |
| Barrier | About 1.2 metres high |
| Depth markings | Shown clearly at the pool edge |
| Children’s pool | No deeper than 50 cm |
| Jacuzzi | No deeper than 90 cm, with an emergency stop button |
Swipe the table sideways to see every column.
Notice how close these are to the foreign standards. Two drains is the American suction rule. A 1.2 metre barrier is the Australian fence. A four-hour turnover sits inside the range that British designers work to for a home pool. Dubai did not invent a looser code. What differs is who checks the builder, and the answer in Dubai is you.
We have written more on the paperwork in our guide to pool construction regulations in Dubai, our page on swimming pool permits and regulations and our notes on Dubai Municipality pool permits. Day-to-day rules for an operating pool are covered under swimming pool compliance.
⚠ One point about permits
Once the authority has stamped the drawings, the pool has to be built to them. Moving the pool by a metre, adding a spa or changing the depth after approval means a new submission. Settle the design fully before the permit is requested.
Where foreign practice does not fit Dubai
A contractor who copies a British or Australian specification line for line will build the wrong pool here. Four things are different.
Heat
A Sydney pool needs a heater. A Dubai pool needs a chiller for four months of the year, because water left in the sun in August goes past 34 degrees and stops being pleasant to swim in. Heat also changes how concrete is placed. Above about 32 degrees the mix loses water too fast, so pours are done at night or at dawn, and the shell is kept wet while it cures. From 15 June to 15 September the law bans outdoor work in the middle of the day, and a realistic programme allows for that. Our article on pool heating and cooling explains the equipment.
Ground water and salt
On the Palm and along the coast, ground water can sit less than two metres below the garden. An empty shell in wet ground behaves like a boat. It can lift. The design answer is extra weight in the floor slab, a hydrostatic relief valve, or both, and the site has to be pumped dry during the build. The ground water is salty as well, and salt attacks steel. That calls for a denser concrete and more cover over the reinforcement than a textbook from a mild climate would give.
The water in the tap
Most of Dubai’s main water is desalinated. It arrives soft, with very little calcium in it. Soft water takes calcium from wherever it can find it, which in a pool means the grout and the cement behind the tiles. A new pool therefore needs its calcium hardness raised and held, and the grout needs to be an epoxy or a polymer-modified type. Read more in our guides to water chemistry management and pH and alkalinity control.
Dust and evaporation
An uncovered pool in Dubai can lose a centimetre of water a day in summer. Each top-up brings in more dissolved salts, and the stabiliser in the water builds up until the chlorine stops working. Fine airborne dust loads the filter on top of that. A filter sized from a European table will be too small. We size it for the dust, and we explain why in our article on filtration system engineering.
The shell and the waterproofing
Everything else in a pool can be replaced. The shell cannot. British, American and Australian standards all give it the most pages, and so should your contract.
How the shell is made
Three methods are used by swimming pool construction companies in Dubai.
- Reinforced concrete cast between formwork. This is the most common method here. It gives straight walls and a dense concrete that can be vibrated into place, and it suits overflow pools where the edge has to be level to a few millimetres.
- Sprayed concrete, called shotcrete or gunite. This is the American way. It is quick and forms curves easily. The quality depends heavily on the skill of the person holding the nozzle.
- A factory-made fibreglass shell lowered in by crane. It is the fastest route to water. The shapes and sizes are fixed by the mould, and the plot needs crane access.
For a custom villa pool in Dubai, we normally recommend cast reinforced concrete. Our article on inground and above-ground pools compares the wider options.
What keeps the water in
Concrete alone is not waterproof for long in salty ground. Two defences are used together. The first is in the concrete itself, with a low water content, a waterproofing admixture and water bars cast into every joint. The second is a membrane on the inside face, usually a flexible cement-based coating applied in two coats with a mesh at the corners.
Pipes, lights and inlets are where pools leak most. Each one passes through the wall, and each needs a puddle flange or a sealed collar. A flat wall almost never leaks. A badly sealed light niche almost always does, sooner or later.
Curing
New concrete gains strength for about 28 days, and it only does so if it stays damp. In Dubai’s heat an uncovered shell dries in hours and cracks. It has to be wetted and covered every day for at least the first week. A contractor who starts tiling ten days after the pour is building on concrete at perhaps two thirds of its final strength.
A worked example for an 8 by 4 metre pool
Numbers make the tests easier to use. Take a family pool 8 metres long, 4 metres wide and 1.4 metres deep throughout.
| Item | How it is worked out | Result |
|---|---|---|
| Volume | 8 x 4 x 1.4 | About 45 cubic metres, or 45,000 litres |
| Flow needed for a four-hour turnover | 45 divided by 4 | About 11 cubic metres an hour |
| Inlets | One for every 45 cubic metres is the legal minimum. | One by the rule, though three or four give far better mixing. |
| Skimmers and main drains | Dubai Municipality minimum | Two of each |
| Water surface | 8 x 4 | 32 square metres |
| Summer evaporation | 32 square metres x about 1 cm a day | Roughly 320 litres a day |
| Barrier | About 1.2 metres high around the pool area | Length depends on the garden layout. |
| Deposit on a contract of AED 180,000 | Ten per cent | AED 18,000 |
Swipe the table sideways to see every column.
Now you can read a quotation properly. If the pump listed cannot deliver 11 cubic metres an hour against the resistance of the filter and pipework, the pool fails the turnover rule on the day it opens. If the drawing shows one drain, it fails the drain rule. If the first invoice is AED 90,000, you know what that says about the company’s cash flow.
The evaporation figure is worth a second look. A pool that loses 320 litres a day takes in nearly 10,000 litres of new mains water a month in summer. A cover cuts that loss sharply and keeps dust out. It is the cheapest piece of equipment for what it saves.
Swimming pool construction Dubai owners can follow stage by stage.
Sound swimming pool construction Dubai projects follow the same order, whoever does it. The table shows each stage, how long it usually takes for a villa pool of about 8 by 4 metres, and the proof you should receive before the next stage starts. That last column is the foreign idea of a hold point, put into plain words.
| Stage | Typical time | Proof you should receive |
|---|---|---|
| Survey and brief | 1 week | A measured site plan showing levels, access and services |
| Design and calculations | 2 to 3 weeks | Layout, structural drawings, hydraulic calculation and a 3D view |
| Fixed quotation | 1 week | A priced specification with brands and quantities |
| NOC and permit | 3 to 6 weeks | The stamped drawings and the permit itself |
| Excavation | 3 to 5 days | Depth and position are checked against the drawing. |
| Steel and pipework | 1 to 2 weeks | Photographs of bar spacing and a pressure test on the pipes |
| Concrete shell | 1 to 2 days, then 3 to 4 weeks of curing | Delivery tickets and cube test results |
| Waterproofing and flood test | 1 to 2 weeks | Water levels recorded over at least 48 hours |
| Tiling and coping | 2 to 3 weeks | Adhesive and grout data sheets matching the specification |
| Plant room and electrics | 1 week | Equipment list checked against the quotation, bonding test |
| Filling and commissioning | 3 to 5 days | Flow reading, water test results and a balanced pool |
| Handover | 1 day | Manuals, as-built drawings, warranties and a maintenance plan |
Swipe the table sideways to see every column.
Counted from a signed contract, a typical villa pool takes four to six months. Approvals take up much of the early part. If a company promises eight weeks from start to swim, ask which stage it plans to skip. It is usually the curing or the flood test.
Our longer walk-throughs cover this in detail. See the step-by-step pool construction process, what to expect during construction, how to plan a swimming pool and our piece on preparing your property for installation.
Why the flood test matters so much
Every standard we read treats the water test as the one step you cannot buy back later. The bare shell is filled slowly and left. A bucket of water stands beside it so that evaporation can be measured and taken off the reading. If the pool level drops more than the bucket does, there is a leak, and it can be found and fixed with nothing in the way. Once the tiles are on, the same leak means breaking out finished work. We explain how leaks are traced afterwards in how to detect and repair pool leaks.

Four kinds of pool contractors in Dubai
Not every company that advertises pools builds them in the same way. Most pool contractors in Dubai fall into one of four groups, and it helps to know which one you are talking to.
| Type of company | How it works | Strength | Weak point |
|---|---|---|---|
| Full-service pool builder | Designs, builds and maintains with its own staff | One party answers for everything. | Rarely the cheapest quotation |
| Design studio | Draws the pool and hires others to build it | Strong concepts and visuals | Design and construction can blame each other. |
| General villa contractor | Builds the pool as part of the house | One contract for the whole property | The pool is often passed to an unnamed subcontractor. |
| Maintenance firm that also builds | Cleans pools and takes on occasional builds | Knows what fails in service | Limited engineering depth on a difficult site |
Swipe the table sideways to see every column.
Green Creation belongs in the first group. We work as a turnkey builder for villa owners, and we work as a specialist subcontractor to main contractors and developers on larger projects. Either way the design, the shell, the plant and the aftercare stay with our own people. For a wider view of the market, see top swimming pool construction companies in Dubai and who to hire and what to evaluate when comparing builders.
How we compare with other swimming pool contractors in Dubai
We do not name other companies on our own website. It would not be fair, and firms change. The table compares us with the common patterns in the market instead. Use it as a set of questions for whoever you speak to.
| Point of comparison | Common in the market | Green Creation |
|---|---|---|
| Main line of business | Pools are one of several trades. | Pools, water features and the garden around them |
| Who builds the shell? | A subcontracted crew that changes between jobs | Our own supervised teams |
| Pool and garden | Two contracts with two firms | One design covering both |
| Quotation | A lump sum on one page | Each component is priced and agreed upon. |
| Approvals | Left to the owner or charged as an extra | Drawings, calculations and submission handled by us |
| Repairs underwater | The pool is drained first | In-house diver engineers work with the pool full. |
| Before a maintenance contract | A price given over the phone | A pool audit that includes a fill-water test |
| Yearly equipment review | Not offered | Pump curve, filter, controller and dosing checked |
| Largest project | Villa pools | Up to Olympic-sized commercial pools |
| After handover | A different company takes over. | The same company, on a weekly, fortnightly or monthly plan |

More on choosing between firms is in how to choose the best swimming pool contractor in Dubai, essential criteria for choosing the right contractor and how to evaluate swimming pool companies.
Design choices that separate the best pool builders
A specification can be perfect, and the pool can still disappoint if the design is wrong for the plot. These are the decisions we spend the most time on with clients.
Shape and depth
A rectangle is the cheapest shape to build and the easiest to cover. Curves cost more in formwork and tile cutting. Most families in Dubai now ask for a constant depth of about 1.4 metres. Nobody dives in a villa pool, and a shallower pool holds less water to cool and treat. Our guide to choosing the right pool shape goes through the options, and pool design ideas for small spaces deal with tight plots.
Edge
A skimmer pool has the water about 15 cm below the coping. An overflow or infinity pool has the water level with the deck or spilling over one side into a channel. Overflow pools look better and filter the surface better. They also need a balance tank, more pipework and more accurate concrete, which adds a real sum to the price.
Finish
Glass mosaic is the standard in Dubai because it copes with heat and holds its colour. Porcelain gives a calmer look in larger formats. Natural stone needs sealing and more care. We compare them in swimming pool tiling in Dubai and choosing pool tiles.
Water treatment
Salt chlorination makes chlorine from a mild salt solution in the pool. The water feels softer, and there are no chlorine drums to store. UV and ozone units cut the amount of chlorine needed. See saltwater pools in Dubai.
Automation and energy
A controller that reads pH and chlorine and doses by itself keeps the water steadier than any weekly visit can. A variable-speed pump, LED lights and a cover bring down the running cost. We cover these in smart pool technology, energy-efficient pool solutions and green and sustainable pool design.

Edge type, depth and finish are settled on paper long before the excavator arrives.
What are the swimming pool construction costs in Dubai?
Prices move with the plot, the finish and the equipment, so the figures below are market ranges. They are not a quotation. They are for a complete concrete pool with standard filtration, tiling and a basic deck, before VAT.
| Pool type | Typical market range in AED |
|---|---|
| Plunge pool | 55,000 to 120,000 |
| Family pool of about 6 by 3 metres | 90,000 to 170,000 |
| Family pool of about 8 by 4 metres | 120,000 to 230,000 |
| Lap pool | 180,000 to 500,000 |
| Infinity or overflow pool | 280,000 to 500,000 and above |
Swipe the table sideways to see every column.
Several things sit outside those ranges and catch owners out. Authority fees and the developer deposit are separate. A chiller, an automatic cover and a full automation system each add a five-figure sum. Dewatering on a wet plot, a crane where there is no side access, and rock in the excavation are site costs that only a proper survey will find. And every pool needs electricity and water brought to the plant room.
The Australian habit of a fixed, itemised contract is the best defence. If a line reads “provisional sum” or “to be confirmed”, ask for a ceiling on it. We go deeper into the cost of building a swimming pool in Dubai, understanding installation costs and construction costs, materials and timelines.
💡 A fair payment schedule
Ten per cent on signing. Then payments on excavation, on steel inspection, on the poured shell, on a passed flood test, on tiling and on commissioning, with five to ten per cent held back until handover. If the money asked for at any point is more than the value of the work standing in your garden, the schedule is wrong.
After handover
A pool is finished on the day it is handed over and starts wearing out on the same day. In Britain and Australia the trade bodies expect a builder to stay involved, and we agree.
Maintenance
We offer weekly, fortnightly and monthly plans for homes in Palm Jumeirah, Arabian Ranches, Jumeirah Village Circle, Dubai Hills and Al Barsha, and for hotels and communities across the city. A visit covers the water test, dosing, brushing, vacuuming, baskets, filter backwash and a look at the plant. We also service hot tubs, saunas and steam rooms. Start with our villa pool maintenance, weekly pool cleaning, residential maintenance and commercial pool maintenance pages. For the reasoning, read how often you should schedule maintenance and why an annual maintenance contract pays.
Water quality
Clear water can still be out of balance. We test rather than guess. See pool water testing and analysis, controlled chemical dosing and algae prevention.
Equipment
Pumps and filters work harder here than the manufacturer’s table assumes. Our pages on pump, motor and electrical diagnostics, hydraulic flow rate assessment and filter media maintenance explain what we check.
Repair and renovation
Tiles lift, lights fail and old pools leak. We repair them, often without draining. See swimming pool repair, saltwater pool repair, structural and surface integrity and when to renovate and how to do it right.
Warranties and the law in the UAE
An Australian owner gets a warranty from the statute. A Dubai owner gets most of it from the contract, so the contract has to say it.
UAE law does place a ten-year liability on contractors and designers for the collapse of a structure or for defects that threaten its stability. Lawyers call it decennial liability. It is serious, but it is about structural safety. It will not help you with a leaking fitting, a failed pump or tiles coming loose in year two.
For those, ask for a written warranty that lists each part of the pool with its own period. As a guide, a good contract in this market gives the longest period to the concrete structure, a shorter one to the waterproofing, a year or two to tiling and workmanship, and passes on the manufacturer’s warranty for pumps, filters, lights and controllers. There is normally a defects liability period of about twelve months after handover, during which the contractor returns to fix anything that shows up, and a small retention is held until it ends.
A warranty is only as good as the company behind it. A firm that has traded for a few years and may not be here in five cannot honour a ten-year promise. This is why length of record is the first test on our list.
Warning signs and questions to ask
We see the results of bad builds every month, because the owners call us to repair them. The same warning signs come up again and again.
- The price arrives before anybody has visited the plot.
- The quotation is a single figure with no brands, quantities or concrete grade.
- The deposit asked for is 40 or 50 per cent.
- Nobody can say which authority approves pools in your community.
- The company will not give addresses of pools it built more than three years ago.
- The programme has no curing time and no flood test.
- The person selling the pool cannot name the person who will supervise it.
- The warranty is described in conversation and missing from the contract.
And these are the ten questions we would ask in your place.
- How many pools did you finish last year, and may I visit two older ones?
- Who designs the structure, and is that person on your payroll?
- What concrete grade and steel spacing are in the specification?
- How is the shell waterproofed, and with which product?
- Will I be invited to the flood test?
- What turnover rate have you calculated, and with which pump?
- How many main drains are there, and what covers do you fit?
- Who prepares and submits the permit drawings?
- What does each stage payment depend on?
- Who looks after the pool once you leave?
More checklists are in our top 10 questions to ask your contractor, critical questions before hiring, pitfalls when hiring pool professionals and top 5 construction mistakes to avoid.

Frequently asked questions
Who are the best swimming pool contractors in Dubai?
The best swimming pool contractors in Dubai are the ones that can prove a long record, issue drawings and calculations before a price, tie payments to finished stages, invite you to a flood test and maintain the pool with their own staff. Green Creation meets each of those tests. We have completed 8,940 projects for more than 5,500 clients, including work for Emaar, Meraas, Sobha, Deyaar, Hilton and Azizi.
How do I compare swimming pool construction companies in Dubai?
Send the same twelve questions to three companies and compare the written answers. Ask about finished pools you can visit, the engineer in charge, the concrete grade, the waterproofing product, the number of drains, the turnover rate, the payment stages and the warranty for each part. A company that answers all twelve in writing is worth a site meeting.
Is there a trade body for pool builders in Dubai like SPATA or SPASA?
No. Dubai Municipality, Trakhees and the Dubai Development Authority approve the pool design and inspect the result, but none of them grades or certifies the contractor the way SPATA does in the UK or SPASA does in Australia. The owner has to do that checking, which is why this guide lists the tests.
How long does swimming pool construction in Dubai take?
A concrete villa pool usually takes four to six months from a signed contract to the first swim. Design and approvals take six to ten weeks of that. The shell needs three to four weeks to cure before it is waterproofed and tested. Overflow pools and difficult sites take longer.
How much does it cost to build a swimming pool in Dubai?
As a market range before VAT, a plunge pool costs about AED 55,000 to 120,000, a family pool of 8 by 4 metres about AED 120,000 to 230,000, and an infinity pool AED 280,000 and upwards. Chillers, covers, automation, authority fees and site problems such as ground water are extra. Only a survey gives a real figure.
Do I need a permit to build a pool at my villa?
Yes. Every in-ground pool in Dubai needs approval from the authority that governs the plot, which is Dubai Municipality, Trakhees or the Dubai Development Authority. In a master-planned community, you also need a no-objection certificate from the developer first. Green Creation prepares the drawings and calculations and handles the submission.
How much deposit should I pay a pool contractor?
About ten per cent is fair. In New South Wales that figure is the legal maximum, and it is a sensible benchmark anywhere. Dubai law sets no cap, so the protection has to be written into your payment schedule. Be careful with any company that asks for 40 or 50 per cent before work starts.
What is a flood test, and should I attend it?
A flood test is the filling of the bare concrete shell with water for at least 48 hours, before any tiles go on, to prove it does not leak. The level is measured against a bucket of water standing nearby so that evaporation is allowed for. You should attend. It is the cheapest moment in the whole project to find a leak.
Why do Dubai pools need two main drains?
A single drain can hold a swimmer against it by suction. With two drains set apart, one body cannot block both, so the suction is never strong enough to trap anyone. The Dubai Municipality guidelines ask for at least two drains, and the American pool safety law requires the same.
What concrete strength should a pool shell have?
The structural engineer sets the grade for your site, and it should appear in the specification. For comparison, the American Shotcrete Association gives 4,000 psi, or about 28 MPa, as the minimum for sprayed pool concrete. Coastal plots with salty ground water often need more. Ask to see the cube test results after the pour.
Do I need a pool chiller in Dubai?
If you want to swim in July and August, yes. Unshaded pool water passes 34 degrees in high summer. A chiller, or a heat pump that can both cool and heat, keeps it near 28 to 30 degrees. It is easier and cheaper to allow for one in the plant room during the build than to add it later.
Is a saltwater pool better in Dubai?
Many of our clients prefer one. A salt chlorinator makes chlorine in the pool, so the water feels softer, and there is nothing to store or carry. The salt level is about a tenth of seawater. The cell needs cleaning and has to be replaced every few years, and the metal fittings near the pool must be the right grade.
What fence or barrier does a pool in Dubai need?
The Dubai Municipality guidelines call for a barrier of about 1.2 metres. Community rules vary, so check with your developer. We recommend the Australian detail, whatever the local rule says, which is a gate that opens away from the pool and closes and latches by itself.
Can Green Creation repair a pool without draining it?
Often, yes. Our maintenance team includes in-house commercial divers who are qualified pool engineers. They replace lights, reseal fittings and fix tiles under water. On plots with high groundwater that avoids the risk of an empty shell lifting.
Does Green Creation work on commercial pools?
Yes. We build and maintain pools for hotels, residential towers and communities, up to Olympic size. On large developments we often work as the specialist pool subcontractor to the main contractor.
Which areas of Dubai does Green Creation cover?
We work across Dubai. Our regular residential areas include Palm Jumeirah, Arabian Ranches, Jumeirah Village Circle, Dubai Hills and Al Barsha.
What warranty should a pool contractor give?
A written one that lists the structure, the waterproofing, the tiling and the equipment separately, each with its own period. UAE law adds a ten-year liability for structural failure, but that does not cover leaks at fittings, equipment or finishes. Those depend on what the contract says.
How often does a Dubai pool need servicing?
Weekly for most family pools and twice a week in summer for pools with heavy use or a lot of trees nearby. Heat, dust and evaporation change the water faster here than in cooler countries. We offer weekly, fortnightly and monthly plans after an initial pool audit.
Can you design the garden together with the pool?
Yes, and we would encourage it. Green Creation started as a landscaping company. We draw the pool, the deck, the planting, the lighting and the drainage as one design, which avoids the clashes that happen when two firms work on the same garden.
How do I get a quotation from Green Creation?
Call +971 50 948 4081 between 9am and 6pm or use the contact form on green-creation.com. We visit the plot, take levels and discuss how you want to use the pool. The quotation follows the design and prices of each component separately.
Speak to Green Creation about your pool.
Send us the twelve tests, and we will answer every one in writing. Call +971 50 948 4081 from 9am to 6pm.
Costs shown are market ranges and are not a quotation. Standards and laws from the United Kingdom, the United States and Australia are described for comparison only and do not apply in the UAE. Dubai authority requirements can change, so confirm current rules with the authority for your plot before you build.
