Best swimming pool contractors in Dubai, scored on what you can measure
Every pool company in Dubai says it is the best. Very few will tell you how to check. This guide gives you a 100-point scorecard you can hold against any quote, any site visit and any handover file, and it explains where Green Creation earns its points and why.
⚡ Short answer
The best swimming pool contractors in Dubai are the ones who can prove ten things on paper before you pay a deposit: a valid trade licence, their own drawings, a structural design for the shell, a witnessed flood test, a hydraulic calculation, a named tile system, a permit in your name, a dated programme, a handover file and a maintenance team. Green Creation has built 8,940 projects on that basis for more than 5,500 clients, and we ask you to score us the same way you score everyone else.
Most articles about swimming pool construction companies in Dubai end up as a list of adjectives. Reliable. Experienced. Trusted. None of those words can be tested. A cube test result can. So can a pump curve, a pressure gauge reading at the end of a pipework test, and the level of the water after a pool has sat full for 48 hours?
That is the idea behind this page. We took the things that decide whether a pool is still sound in year ten and turned each one into a line you can score. If you are comparing pool contractors in Dubai this month, print the table, take it to every meeting and fill it in yourself.
We wrote it for villa owners first. Developers and hotel operators planning swimming pool construction Dubai projects at a larger scale will find the same ten lines apply, with heavier weight on compliance and plant room design.

What “best” should mean for a pool in Dubai?
A pool has four jobs. It has to hold water. It has to keep that water clear and safe. It has to do both without a painful DEWA bill. And it has to keep doing them for decades in a city where summer air sits above 40°C and the ground under many villas carries salt.
Looks matter too, of course. But looks are the easy part to judge, because you can see them in a render and in the project gallery. The four jobs above are hidden inside concrete and behind a plant room door. That is where pools fail, and that is where the difference between contractors is widest.
So a fair test of “best” asks what a contractor does about the hidden parts and what proof they give you. The scorecard below weights each area by how much it costs to fix later. A wrong tile colour is a small job. A shell that cracks is a rebuild.

A finished villa pool. Everything that decides its lifespan is out of sight.
The 100-point scorecard
Ten lines. Score each contractor on each line: full points if they show you the evidence, half if they promise it verbally, zero if they avoid the question. Add it up at the end.
| What you are scoring | Points | Evidence that earns full points |
|---|---|---|
| Licence and legal standing | 8 | Current Dubai trade licence with an activity that covers the work, plus the contractor’s all-risks and third-party insurance certificates |
| Design and drawings | 10 | A stamped drawing set made for your plot: plan, sections, structural details, plumbing schematic, electrical layout |
| Shell engineering | 15 | Structural calculations, concrete grade, steel schedule and cover to reinforcement are stated in writing. |
| Waterproofing and flood test | 12 | Named a waterproofing system with a data sheet, and a flood test you are invited to witness |
| Hydraulics and plant room | 12 | Turnover calculation, pump model with its curve, pipe sizes, filter area and a plant room layout drawing |
| Finishes and tile system | 8 | Tile type, adhesive class, grout type and movement joint positions listed by product name |
| Permits and compliance | 8 | Authority permit and community NOC obtained by the contractor, with the safety items shown on the drawings |
| Programme and site control | 7 | Dated programme with inspection stages, a named site engineer and a written site diary |
| Handover file and warranty | 10 | As-built drawings, test certificates, equipment manuals, written warranty terms for structure and equipment |
| Aftercare | 10 | Its own maintenance team, with the first service plan priced before you sign the build contract |
Swipe the table sideways to see every column.
Anything above 85 is a contractor you can sign with. Between 65 and 85, find out which lines lost the points. If they are the cheap lines, negotiate. If the lost points sit in shell engineering or waterproofing, walk away, because those two lines carry 27 points for a reason.
⚠️ A low price usually shows up as a low score.
When one quote comes in far below the others, score it before you celebrate. The saving almost always sits in lines three, four and five, which are the three you cannot inspect once the tiles go on.
Line 1 – licence and legal standing (8 points)
Start with the dull part. Ask for a copy of the trade licence and read the activity line, because the company name tells you nothing. Then ask for two insurance certificates: the contractor’s all-risks for the works and third-party liability for damage to your house or your neighbour’s wall.
Next, ask who signs the contract. It should be the licensed company, with its stamp, and the payment account should carry the same name. A contractor who asks for the deposit into a personal account has just scored zero on this line.
Larger builders in Dubai use the pool contractor as a specialist under the main contract. That is normal, and Green Creation works both ways: as a turnkey contractor for the owner and as a subcontractor to a main contractor on new villas and towers. If your pool sits inside a bigger build, ask which arrangement applies and whose warranty covers the shell. Our guide to the questions to ask before hiring a pool contractor has the wording.
Line 2 – design and drawings (10 points)
A render sells a pool. Drawings build it. The two are different documents, and a contractor who only has the first is asking you to pay for a picture.
A complete set for a villa pool has a setting-out plan tied to your plot boundaries, at least two sections showing depths and wall thickness, a structural sheet with the steel, a plumbing schematic showing every inlet, skimmer and drain, and an electrical layout with the earthing and bonding points. Five sheets is a thin set. Ten is common.
Score full points only if the drawings are for your plot. Recycled drawings are easy to spot: the north point is wrong, the villa outline doesn’t match, or the plant room is drawn somewhere your garden has a wall.
Green Creation agrees to every design detail with the client or the architect before a price is fixed, and we cost each component separately. That takes longer at the start. It also means the price you sign is the price of the pool on the drawings. See how the design stage runs on our pool design page, or read about choosing a pool shape if you are still at the sketch stage.
The pool and the garden are one drawing.
Green Creation started as a landscaping company and added pools later. That history shows in the drawings. Deck levels, drainage falls, planting beds and lighting cables are set out on the same sheets as the pool, so the paving contractor is never left to guess where the pool builder stopped. Our article on pool landscaping explains why this saves money on the second half of the job.
Line 3 – shell engineering (15 points)
This line carries the most points because it is the most expensive to get wrong. A reinforced concrete pool shell is a water-retaining structure. It is designed to have tighter crack limits than an ordinary slab, and in Dubai it also has to cope with ground that attacks it.
What the ground does
Coastal and reclaimed plots often have groundwater a metre or two below the surface. Empty a pool on that ground, and the water outside pushes up on the shell. A light shell with no relief valve can lift. Inland plots have a different problem: soils with sulphates and chlorides that eat ordinary concrete and rust the steel inside it.
A contractor who scores well here will have asked for a soil report or will tell you plainly what they assumed without one. They will state the concrete grade and the cement type, and they will have an answer for uplift: extra weight in the base, a hydrostatic relief valve in the floor, or a dewatering plan for any future drain-down.
Numbers to ask for
| Item | What a sound villa specification usually states | Why it is on the scorecard |
|---|---|---|
| Concrete grade | C35 to C40, with sulphate-resisting cement or a slag blend where the soil calls for it | Denser concrete lets less salt reach the steel. |
| Wall and floor thickness | 200 to 250 mm for a standard villa pool | Thin walls crack under water load and soil pressure |
| Reinforcement | Two layers of steel, bars at 150 to 200 mm spacing | A single mat cannot control cracks on both faces |
| Cover to steel | 50 mm or more on the soil side | Shallow cover is the usual cause of rust stains years later |
| Placement method | Shotcrete, gunite or shuttered cast concrete, named in the quote | Each method needs different site checks |
| Curing | Wet curing for at least seven days, longer in summer | Concrete that dries too fast in Dubai heat cracks on the surface |
| Cube tests | Samples taken from each pour and crushed at 7 and 28 days | The only proof the concrete reached its design strength |
Swipe the table sideways to see every column.
Ask to see cube test results from a past project. A contractor who tests concrete will find the certificates in a minute. For more on the choice of materials, read pool construction materials for Dubai’s climate and our page on pool structure and surface integrity.

The shell sets the lifespan of the pool. Tiles can be changed. Concrete cannot.
Line 4 – waterproofing and the flood test (12 points)
Good concrete is close to watertight. Close is the problem. Every pool has weak points where pipes, lights and fittings pass through the shell, and where the floor meets the wall. Waterproofing exists for those places.
Ask for the product name and the data sheet. Cementitious coatings, crystalline treatments, liquid membranes and torch-applied sheets all have a place, and a contractor should be able to say why they chose one for your pool. Our guide to torch membrane waterproofing covers where sheet systems fit, mostly on roofs, podium slabs and balance tanks.
The test that settles it
Before a single tile goes on, the pool is filled and left. The water level is marked. A bucket of water stands beside it as a control, so evaporation can be measured and taken off. After 24 to 72 hours the two levels are compared. If the pool dropped more than the bucket, there is a leak, and it gets found while the shell is still bare.
This is the cheapest insurance in the whole build. It is also the step most often skipped when a programme is running late. Put it in the contract as a hold point: no tiling until the flood test is passed and you have signed the result. Full points go to the contractor who offers this before you ask.
If you already own a pool that is losing water, the same logic runs in reverse. See how to detect and repair pool leaks.
Line 5 – hydraulics and plant room (12 points)
The plant room is the engine. A pool with a fine shell and a poor engine will be green by August.
Turnover, worked through
Dubai Municipality guidance for pools sets a turnover period, the time it takes for the full volume to pass through the filter. Four hours is the figure to design to. Take an 8 by 4 metre pool with an average depth of 1.4 metres. That is about 45 cubic metres of water. To turn it over in four hours the system has to move a little over 11 cubic metres an hour, through the filter, against the resistance of every pipe and bend.
That last part is where cheap designs fail. A pump is rated at a flow for a given resistance, shown on its curve. Small pipes and tight bends raise the resistance, so the pump moves less water than the label says. A contractor who scores full points here will show you the calculation: the flow needed, the total head, and the point on the pump curve where the two meet.
| Plant room item | What to ask | A good answer |
|---|---|---|
| Pump | Which model, and where does it sit on its curve? | A named model, with a variable speed drive, and the duty point marked |
| Pipe sizes | What velocity are the suction and return lines designed for? | Suction kept slow, typically under 1.8 m/s, so the pump is not starved |
| Filter | What is the filter area and the media? | Sized for the flow, with sand, glass media or cartridge named |
| Inlets and skimmers | How many, and where? | Roughly one inlet for every 45 cubic metres, at least two skimmers on a villa pool, placed for the wind direction |
| Main drains | How is suction entrapment prevented? | Two drains set apart, with anti-entrapment covers |
| Dosing | Manual or automatic? | Probes for pH and chlorine feeding dosing pumps, or a salt chlorinator |
| Access | Can a technician reach every valve? | A layout drawing with clear space around each item |
| Ventilation and drainage | How does the room stay cool and dry? | Louvres or a fan, a floor gully and a sump |
Swipe the table sideways to see every column.
A variable speed pump costs more on day one. It then runs slower for most of the day and can cut pump energy by more than half, which pays back within a few summers. We cover the detail in pool filtration systems, filtration engineering and hydraulic flow rate assessment.
Ask about the pressure test on the pipework as well. Buried pipes should be pressurised and held for several hours before they are covered. A gauge photo with a time stamp at the start and the end is all the proof you need.
Line 6 – finishes and the tile system (8 points)
Tiles get the most attention in the showroom and the fewest points here. That is deliberate. Tiling is visible, so poor work gets noticed and fixed. But the system behind the tile still matters, and Dubai is hard on it.
Top-up water from the mains here starts life as desalinated seawater. It is soft. Soft water is hungry for calcium, and it will take it from cement grout if the water balance is left to drift. Add a tile face that reaches 60°C in the sun at the waterline and you have the reason so many pools shed tiles in their fifth summer.
Full points need four product names in the quote: the tile, the adhesive, the grout and the sealant for movement joints. Look for a flexible adhesive made for immersion, an epoxy grout or a polymer grout rated for pools, and movement joints drawn on the tiling plan. More in what the best contractors specify for pool tiling and choosing pool tiles that last.
Line 7 – permits and compliance (8 points)
A private pool in Dubai needs approval before work starts. Which office gives it depends on where the plot is. Mainland plots go through Dubai Municipality. Some free zone and master-planned areas answer to Trakhees or the Dubai Development Authority. Most gated communities add a developer NOC on top.
The contractor should handle all of it and should know which authority covers your street without looking it up. Then check the drawings against the safety rules. These are the ones owners can verify with a tape measure.
| Rule on the drawings | What to look for |
|---|---|
| Barrier | A fence or wall around the pool about 1.2 metres high, with a self-closing gate |
| Deck | A walkway of at least a metre around a private pool, falling away from the water at about 1 in 40 |
| Floor slope | No steeper than 1 in 3 anywhere a swimmer can stand |
| Ladders and steps | A ladder or steps wherever depth passes 60 cm, with a handrail in deeper water |
| Depth markings | Depths marked at the shallow end, the deep end and any change of slope |
| Children’s pool | Water no deeper than 50 cm |
| Circulation | Turnover within four hours, with inlets spaced to avoid dead spots |
| Electrical | All metal within reach of the water bonded, and circuits on earth leakage protection |

⚠️ No permit, no points
Building without approval can end with a fine and an order to remove the pool. It also blocks the sale of the villa later. A contractor who suggests starting “while the papers are in process” scores zero on this line.
Line 8 – programme and site control (7 points)
A standard concrete villa pool takes about ten to fourteen weeks on site once the permit is in hand. Design and approval add several weeks before that. Be wary of anyone who promises six.
Ask for a programme with dates, and look for the inspection stages on it: steel inspected before concrete, pipework tested before backfill, flood test before tiling, commissioning before handover. Those four hold points protect you more than any penalty clause.
Then ask who runs the site. You want a name and a phone number for a site engineer who will be there, and a weekly update with photos. Summer has its own rules. Outdoor work stops over midday for three months of the year, and concrete is best poured early in the morning, so a summer programme should look different from a winter one. Our step-by-step build process and the homeowner’s planning roadmap show a realistic sequence.

Deck levels, drainage and planting set out with the pool.
Line 9 – handover file and warranty (10 points)
On the last day you should receive a folder, on paper or as a shared drive. It is worth as much as the final coat of sealant, because it is what the next technician, the next buyer and your insurer will ask for.
- As-built drawings showing where every pipe and cable actually runs.
- Test records: cube results, pipework pressure test, flood test, electrical test.
- Manuals and serial numbers for the pump, filter, lights, heater or chiller, and controller.
- The commissioning sheet with measured flow, filter pressure and the first water test.
- Warranty terms in writing, with the structure and the equipment listed separately.
- A maintenance schedule and the water balance targets for your pool.
On warranties, read the words. UAE law places long-term liability on contractors and designers for serious structural defects in buildings, and equipment carries its maker’s warranty. Between those two sits everything else: waterproofing, tiling, pipework. Ask how long each is covered and what voids the cover. Then ask what happens in the first year if something small goes wrong, and how fast someone comes.
Line 10 – aftercare (10 points)
A builder who never has to maintain a pool has little reason to make the plant room easy to work in. A builder who will be back every week does. This is the plainest argument for choosing a company that both builds and maintains.
Green Creation runs its own maintenance division with weekly, fortnightly and monthly plans. Before quoting on any pool, our team carries out an audit that includes a test of the fill water, since that sets the chemical programme. Once a year the plan includes a deeper review: pump performance checked against its curve, filter condition, controller calibration and recommendations on automation and dosing.
One part of this is rare in Dubai. Our divers are commercial divers and qualified pool engineers. They can repair tiles, fittings and lights underwater, with the pool full. On a plot with high groundwater, avoiding a drain-down removes the uplift risk described under line three, and it saves a pool’s worth of water.
Start with professional pool maintenance, villa pool maintenance or commercial pool maintenance. The reasoning for a contract is in why an annual maintenance contract pays, and the science sits in water chemistry management, water testing and analysis and controlled chemical dosing.
A worked example with three quotes
Here is how the scorecard behaves on a typical tender. The three contractors below are invented for illustration, but the pattern is one we see every month when owners show us competing quotes for an 8 by 4 metre pool.
| Line | Contractor A (lowest price) | Contractor B (middle) | Contractor C (highest) |
|---|---|---|---|
| Licence and insurance (8) | 4 – licence shown, no insurance | 8 | 8 |
| Drawings (10) | 0 – render only | 5 – plan and one section | 10 |
| Shell engineering (15) | 0 – “standard RCC” with no numbers | 7.5 – grade and thickness stated, no calculations | 15 |
| Waterproofing and flood test (12) | 6 – product named, no test | 6 – test promised verbally | 12 |
| Hydraulics (12) | 0 – “pump and filter” as one line | 6 – pump model, no curve | 12 |
| Finishes (8) | 4 | 8 | 8 |
| Permits (8) | 0 – “owner to arrange” | 8 | 8 |
| Programme (7) | 3.5 | 3.5 | 7 |
| Handover and warranty (10) | 0 – one line, one year | 5 | 10 |
| Aftercare (10) | 0 – none | 5 – outsourced | 10 |
| Total out of 100 | 17.5 | 62 | 100 |
Swipe the table sideways to see every column.
Contractor A was about 30 percent cheaper than C. Look at where the zeros fall and you can see where that 30 percent came from. Contractor B is the interesting one. A score of 62 can become 85 if B agrees to put the flood test, the pump curve and the structural numbers in writing. Some will. The ones who refuse have answered a different question.
You don’t need to be an engineer to do this. You only need to ask for the document and see whether it appears.
How the weights shift by pool type
The ten lines stay the same for every pool. What changes is which ones deserve a harder look.
| Pool type | Lines to press hardest | Reason |
|---|---|---|
| Standard villa pool on a mainland plot | Shell, flood test, hydraulics | The common failures are all here |
| Pool on Palm Jumeirah or other reclaimed land | Shell (uplift), aftercare without drain-down | Groundwater sits close to the surface |
| Infinity or overflow pool | Hydraulics, drawings | The balance tank and edge levels allow only a few millimetres of error |
| Rooftop or podium pool | Shell, waterproofing, permits | The pool is a load on someone else’s structure |
| Plunge or lap pool in a small garden | Programme, drawings | Access and setbacks decide what can be built |
| Indoor pool | Hydraulics, plant room ventilation | Humid air attacks the building unless it is handled |
| Hotel, club or community pool | Permits, dosing, aftercare | Public pools carry stricter water testing and record keeping |
Swipe the table sideways to see every column.
Each of these has its own guide: infinity pools, rooftop pools, lap and plunge pools, indoor pools and commercial pool construction. Green Creation builds commercial pools up to Olympic size, so the method scales.
What the score does to the price
Market prices for a concrete pool in Dubai move with size, finish and equipment. The figures below are broad market ranges before VAT. They are a guide to proportion and should not be read as a quotation.
| Pool | Typical market range (AED) | Where a high-scoring quote spends more |
|---|---|---|
| Plunge pool | 55,000 to 120,000 | Proper plant even on a small volume |
| 6 x 3 m villa pool | 90,000 to 170,000 | Steel, waterproofing, variable speed pump |
| 8 x 4 m villa pool | 120,000 to 230,000 | Shell thickness, flood test time, dosing |
| Lap pool | 180,000 to 500,000 | Long shell joints, larger filtration |
| Infinity pool | 280,000 to 500,000 and above | Balance tank, edge tolerances, extra hydraulics |
Swipe the table sideways to see every column.
Within any one row, the gap between the lowest and the highest quote is mostly lines three, four and five of the scorecard. That gap is real money. It is also small next to the cost of breaking out tiles to chase a leak, or replacing a shell that has cracked through. Our cost guides go deeper: the cost of building a pool in Dubai and costs, materials and timelines.
Running cost belongs in the sum too. A pool cover cuts evaporation sharply, a variable speed pump cuts electricity, and automatic dosing cuts chemical waste. See energy-efficient pool solutions, heating and cooling and what pool maintenance costs.
Where Green Creation earns its points
Common market practice and what we do instead
| Stage | What often happens in the market | What Green Creation does |
|---|---|---|
| Quote | One lump sum with a render | Each component priced after the design is agreed |
| Design | Pool drawn alone, garden left for later | Pool, deck, drainage and planting on one drawing set |
| Contract route | One fixed way of working | Turnkey for owners, or specialist subcontractor to a main contractor |
| Repairs | Drain the pool, then repair | In-house commercial divers repair underwater where the job allows |
| Maintenance quote | Price given over the phone | Pool audit first, including a fill-water test |
| Yearly service | Same visit every week, forever | Annual review of pump performance, filter condition and controller calibration |
| Scale | Villas only, or commercial only | Plunge pools up to Olympic-size commercial pools |

Technical terms you will meet in a pool quote
Quotes use trade language. Here are the terms that matter, in plain words, so nobody can hide behind them.
| Term | Plain meaning |
|---|---|
| RCC shell | Reinforced cement concrete: the structural box that holds the water |
| Shotcrete / gunite | Concrete sprayed at high speed onto the steel cage instead of poured into formwork |
| Cover | The thickness of concrete between the steel bar and the surface |
| Cube test | A sample of the poured concrete crushed in a lab to prove its strength |
| Hydrostatic relief valve | A one-way valve in the pool floor that lets groundwater in when the pool is empty, so the shell is not pushed up |
| Flood test | Filling the bare shell and measuring any drop in level before tiling |
| Turnover period | The time for the full pool volume to pass through the filter once |
| Total dynamic head | The total resistance the pump works against, from pipes, bends, the filter and height |
| Pump curve | The maker’s graph of how much water a pump moves at each level of resistance |
| Variable speed drive | A controller that lets the pump run slower when full flow is not needed |
| Balance tank | A hidden tank that catches the overflow from an infinity edge and feeds it back |
| Skimmer | An opening at the waterline that pulls in surface water and floating debris |
| Equipotential bonding | Connecting all metal near the pool with a cable so no voltage difference can exist between parts |
| ORP probe | A sensor that reads how actively the chlorine is sanitising, used to control dosing |
| Cyanuric acid | A stabiliser that protects chlorine from sunlight, and weakens it if the level climbs too high |
| Provisional sum | An allowance for an item not yet fully specified, which can rise |
| Defects liability period | The time after handover in which the contractor must return and fix faults at no charge |
Swipe the table sideways to see every column.
Ten questions that fill in the scorecard
Take these to the first meeting. Each one maps to a line above.
- May I see your trade licence and both insurance certificates?
- Which drawings will I receive before I sign, and are they made for my plot?
- What concrete grade, wall thickness and steel spacing are in your price?
- Which waterproofing product do you use, and can I witness the flood test?
- Can you show me the turnover calculation and the pump curve?
- What are the tile, adhesive and grout by product name?
- Which authority approves my pool, and do you obtain the permit and the NOC?
- Who is the site engineer, and when are the four inspection stages?
- What is in the handover file, and how long is each warranty?
- Who maintains the pool afterwards, and what does the first year cost?
Longer question lists are in how to evaluate pool companies. If you want to check what past clients say, see how to read customer feedback. And for the errors that cost owners most, read five pool construction mistakes to avoid.

A pool keeps its score only if somebody looks after it.
Keeping the score after handover
A pool that scored 100 on the day it was handed over can be at 60 two summers later if nobody watches the water. Dubai does three things to a pool that milder climates do not.
First, evaporation. A pool here can lose several millimetres a day in summer. Water leaves, and everything dissolved in it stays behind. Stabiliser builds up until the chlorine stops working, even though the test strip still shows chlorine present.
Second, the soft top-up water already mentioned. Left unbalanced, it pulls calcium out of grout and plaster. Third, dust. Fine airborne dust is too small to skim and has to be caught by the filter, which is why filters in Dubai need backwashing and media checks more often than the manual says.
| Reading | Usual target range | What drifts in Dubai |
|---|---|---|
| Free chlorine | 1 to 3 mg/l | Burns off fast in strong sun |
| pH | 7.2 to 7.8 | Climbs with aeration and salt chlorinators |
| Total alkalinity | 80 to 120 mg/l | Falls with acid dosing |
| Calcium hardness | 200 to 400 mg/l | Starts low because top-up water is soft |
| Cyanuric acid | 30 to 50 mg/l | Rises as water evaporates and tablets are added |
Swipe the table sideways to see every column.
Weekly service keeps these in range. For the method, see pH and alkalinity stabilisation, algae prevention, filter media maintenance, pump and motor diagnostics and preventive maintenance planning. Owners who like to understand the chemistry can start with pool chemicals and water quality and why regular inspections matter.
Older pools can be brought back up the scorecard as well. A new pump, automatic dosing, fresh tiling on a sound shell, or a relined balance tank can add many years. See pool renovation, pool repair services and our main swimming pool repair page.

Frequently asked questions
Who are the best swimming pool contractors in Dubai?
The best ones are those who can show proof for each stage of the build: a valid licence, drawings for your plot, structural numbers for the shell, a witnessed flood test, a hydraulic calculation, a permit and a full handover file. Green Creation has completed 8,940 projects for more than 5,500 clients and offers that evidence on every job. Use the 100-point scorecard on this page to compare any contractor fairly.
How do I compare swimming pool construction companies in Dubai?
Give each company the same brief and score the replies on ten lines: licence, drawings, shell engineering, waterproofing, hydraulics, finishes, permits, programme, handover and aftercare. Award full points only when you are shown a document. Verbal promises get half. The totals usually explain the price differences better than the quotes do.
How much does swimming pool construction in Dubai cost?
As a broad market range before VAT, a 6 by 3 metre concrete villa pool runs from about AED 90,000 to 170,000, and an 8 by 4 metre pool from about AED 120,000 to 230,000. Infinity pools start around AED 280,000. Finish, equipment, ground conditions and access move the figure within each range.
How long does it take to build a pool in Dubai?
Allow ten to fourteen weeks on site for a standard concrete villa pool, plus several weeks beforehand for design, the community NOC and the authority permit. Summer builds can run a little longer because outdoor work pauses over midday and concrete is poured early in the morning.
Do I need a permit to build a swimming pool at my villa?
Yes. Mainland plots need Dubai Municipality approval. Some areas fall under Trakhees or the Dubai Development Authority, and most gated communities also ask for a developer NOC. A good contractor handles the whole application and builds only after the permit is issued.
What is a flood test and why does it matter?
The bare concrete shell is filled with water and left for 24 to 72 hours, with a bucket alongside to measure evaporation. If the pool level falls more than the bucket, there is a leak. Finding it at that stage costs very little. Finding it after tiling means breaking out finished work.
Which is better in Dubai, a concrete pool or a fibreglass pool?
Concrete suits most villas because it can take any shape, any depth and any finish, and it can be engineered for difficult ground. Fibreglass installs faster and costs less for small standard shapes, but sizes are fixed and access for the shell can be a problem in built-up communities.
Why do pool tiles fall off in Dubai?
Usually three causes together: soft top-up water that leaches calcium from cement grout, high surface temperatures at the waterline, and an adhesive or grout that was never rated for immersion. A flexible pool-grade adhesive, an epoxy or polymer grout, movement joints and balanced water prevent most failures.
What should a pool construction quote include?
Each component as its own line: excavation, shell with concrete grade and steel, waterproofing product, pipework, pump and filter by model, lighting, tiling by product, deck, safety items, permits, commissioning, warranty terms and VAT. A single lump sum cannot be compared with anything.
What size pump does my pool need?
Enough to pass the full pool volume through the filter in about four hours against the real resistance of your pipework. For a 45 cubic metre pool that is a little over 11 cubic metres an hour. Ask the contractor to show the duty point on the pump curve, since the figure on the label assumes ideal conditions.
Is a variable speed pump worth the extra cost?
In Dubai, yes. Pumps run for many hours a day all year. A variable speed pump runs slowly for most of that time and can cut pump electricity by more than half. Most owners recover the extra cost within a few summers.
Can Green Creation work as a subcontractor on my villa build?
Yes. Green Creation works either as a turnkey contractor directly for the owner or as a specialist pool subcontractor to a main contractor. On a new villa, the second route is common. Agree early who is responsible for the shell warranty and for coordination with the main structure.
Can a pool be repaired without draining it?
Often, yes. Green Creation’s divers are commercial divers and qualified pool engineers who repair tiles, fittings and lights underwater. That saves water and avoids the risk of groundwater lifting an empty shell on plots near the coast.
What warranty should I expect on a new pool?
Ask for the structure, the waterproofing, the tiling and the equipment to be listed separately, each with its own period and conditions. Equipment follows the maker’s warranty. Structural liability for serious defects is long-term under UAE law. Get all of it in writing before the final payment.
Should the company that builds my pool also maintain it?
It helps. A builder who services pools every week designs plant rooms that are easy to work in, and there is one party to call if anything goes wrong. Green Creation offers weekly, fortnightly and monthly plans and starts each one with an audit of the pool and its fill water.
How often does a pool in Dubai need servicing?
Weekly for most villa pools, and more often for heavily used or commercial pools. Heat, sun and dust change the water faster here than in cooler countries. A yearly technical review of the pump, filter and controller is worth adding.
What safety features are required around a private pool?
The drawings should show a barrier about 1.2 metres high with a self-closing gate, a non-slip deck that falls away from the water, depth markings, steps or a ladder, two main drains with anti-entrapment covers, and bonded and protected electrics. Your community may add its own rules.
Which areas of Dubai does Green Creation cover?
Green Creation builds and maintains pools across Dubai, with regular work in Palm Jumeirah, Arabian Ranches, Jumeirah Village Circle, Dubai Hills and Al Barsha, along with hotel and community pools for developers.
What is the difference between a pool contractor and a pool construction company?
In everyday use the two mean the same thing. Some owners use “contractor” for the firm that holds the contract and “construction company” for the firm that pours the concrete. With a turnkey company such as Green Creation, both are the same business.

Prices on this page are broad market ranges and not a quotation. Technical figures are typical values for villa pools in Dubai. Your engineer’s design and the approving authority’s current rules take priority. The three contractors in the worked example are illustrative.
