What a pool cleaning contractor actually does

Most people picture a man with a net. The net is about ten minutes of a proper visit. A pool cleaning company in Dubai is really managing three systems at once, and only one of them is visible from a sun lounger.

Circulation

Water has to keep moving through the pump, the filter and back out through the returns. A pool that turns its whole volume over three or four times a day stays clear on far less chemical than a pool whose pump runs for four hours. Setting the timer correctly, sizing the run time to the season and clearing the pump strainer basket is unglamorous work that decides how the rest of the pool behaves.

Chemistry

This is where the real skill sits. Chlorine only works properly inside a narrow pH window. Push pH up to 8.0, and most of your chlorine goes to sleep, which is why so many owners keep adding chlorine to a pool that stays green. A trained technician tests first, corrects pH, then sanitises, then checks alkalinity and hardness on a longer cycle. Getting the order wrong wastes chemical and etches the plaster.

Physical cleaning

Skimming, brushing, vacuuming, waterline tile, skimmer baskets, and the filter itself. Sand filters need backwashing when the pressure gauge climbs. Cartridge filters need pulling out and hosing down and replacing when the pleats collapse. Robotic cleaners need their brushes and bags checked.

On top of that, a full-service company inspects equipment as it goes: pump seals, the chlorinator or salt cell, chiller and heater operation, underwater lights, handrails and drain grates. Any pool cleaning service in Dubai that never opens the plant room door is doing half a job.

Inside one proper service visit

Here is the order a well-run crew works in and the reason each step sits where it does. Print it and stand next to your technician once. You will learn more in twenty minutes than from any brochure.

• Test the water before touching anything. Brushing stirs up debris and skews the reading.
• Skim the surface. Anything floating that sinks becomes a stain later.
• Empty the skimmer baskets and the pump strainer basket. A blocked basket starves the pump.
• Brush walls, steps, benches and the corners behind ladders where algae starts.
• Vacuum the floor. Heavy silt goes out on the waste line rather than through the filter.
• Clean the waterline tile. The greasy band at water level is sunscreen and body oil, and it hardens into scale in hard water.
• Check the water level. Halfway up the skimmer mouth is right. Too low and the pump pulls air.
• Read the filter pressure gauge and backwash if it has risen 8 to 10 psi above clean pressure, then rinse before returning to the filter.
• Correct pH first, wait, then dose sanitiser. Never mix acid and chlorine in the same bucket.
• Check the pump, the timer clock, the salt cell output or chlorinator feed, and the chiller if there is one.
• Look over the underwater lights, the drain grates and the cover mechanism.
• Write down the readings and leave a copy with the owner or the building manager.

A crew of two gets through that on a standard villa pool in 45 to 60 minutes. If your technician is in and out in twelve, you are paying for skimming and nothing else.

The numbers your cleaner should be hitting

Dubai Municipality publishes water quality targets for public pools through its health and safety guidelines, and Trakhees publishes its own set for the areas it covers. Private villa pools are not inspected the same way, but the targets are the same chemistry, so they make a fair yardstick for judging any pool cleaning company in Dubai.

Public pools in Dubai are expected to test pH, chlorine and temperature daily and keep the readings in a logbook, with hardness, alkalinity, saturation index and cyanuric acid checked on a fortnightly cycle and a microbiological sample every two months. Ask any company bidding for your community or hotel pool to show you a filled logbook from another site. The ones who keep records will hand it over in a minute.

Why Dubai pools are harder work than most

A pool in Manchester and a pool in Al Barsha are not the same maintenance job, and pricing them the same way is how owners end up disappointed.

The water is hot for half the year.

Uncovered pools sit around 32 to 35 degrees through summer without a chiller. Warm water speeds up everything: bacteria multiply faster, chlorine is consumed faster, and algae that would take a fortnight to appear in a cool pool shows up in four days.

Evaporation concentrates everything left behind.

An open pool can lose a centimetre of depth a day in July. The water leaves. The calcium, the salts and the dissolved solids stay, and then you top up with more hard water carrying more of the same. That is why the waterline tile scales, why salt cells crust, and why an old pool that has never been part-drained becomes harder and harder to balance.

Dust arrives faster than leaves.

Fine sand blows in overnight and after every shamal. It settles into a grey film on the floor, and it loads sand filters much faster than the garden debris that filters are designed around. Pools near an active construction plot need a shorter backwash interval, full stop.

Stabiliser creeps up.

Most cheap contractors do it with stabilised chlorine tablets because they are easy to carry. Each tablet adds a little cyanuric acid, which protects chlorine from sunlight. Keep going all year, and the stabiliser level climbs past the useful range, and the pool starts behaving as if it has no chlorine at all even when the test says otherwise. The only real fix is replacing part of the water. A cleaner who tracks cyanuric acid is worth double one who does not.

The pool never gets a rest.

In most countries a pool is closed for the winter. In Dubai the season simply swaps around, with the busiest swimming months falling between November and March and chillers keeping pools usable in summer. Bather load runs all year, so the cleaning contract has to as well.

What the UAE rules say about pool cleaning

There is no single pool cleaning licence in the UAE. What exists is a stack of requirements that decide who may work on your pool and how the water must be kept.

The trade licence has to match the work.

A company servicing your pool needs a Dubai trade licence with an activity that covers swimming pool maintenance or cleaning. Plenty of general cleaning firms take pool contracts without it. If something goes wrong with a chemical burn or an electrical fault in the plant room, an insurance claim against an unlicensed contractor goes nowhere.

Different areas answer to different authorities.

Most of Dubai sits under Dubai Municipality. Palm Jumeirah, Jebel Ali and the other Ports, Customs and Free Zone Corporation areas answer to Trakhees. Parts of the city fall under the Dubai Development Authority. Each publishes its own health requirements for public pools, and a contractor who works across the city needs to know which set applies at your address. Community and hotel pools also need the owners association or facilities manager to approve the contractor before work starts.

Public pools need automatic dosing and records

Dubai Municipality’s technical guidelines for swimming pool plans require public pools to run automatic dosing and monitoring so pH and disinfectant stay in the range continuously. Adding chemicals by hand is not accepted for these pools. Readings go into a logbook, and a named person has to be responsible for the pool and its filtration and disinfection plant. Villa owners are not bound by this, though the same equipment removes most of the guesswork from a private pool too.

Chemical storage is a safety matter.

Acid and chlorine stored next to each other can produce chlorine gas. Guidance for pool plant rooms keeps the two apart by a couple of metres and calls for controlled, locked access. Ask where your contractor stores chemicals on site and how they are labelled. Unlabelled bottles in a garden store are a genuine hazard, particularly in a house with children.

Shared pools carry extra duties.

Pools serving a building or a community have lifeguards, signage, rescue equipment, depth marking and inspection obligations on top of water quality. Those sit with the operator, but a good cleaning contractor will flag a missing life ring or a cracked depth marker on the service report rather than walk past it.

How often, and what does it cost?

Twice a week from April to October, once a week the rest of the year. That is the honest baseline for a villa pool in Dubai. Trees near the water, an overflow design or a house that entertains often push it to three visits in summer.

How to choose a pool cleaning company in Dubai

Price per month tells you almost nothing on its own. These six things do.

Do they test in front of you every visit?

Testing takes two minutes with a photometer or a good drop kit. A company that tests once a month and doses by eye the rest of the time is guessing, and guessing is how pools end up over-stabilised or over-acidified.

Do they leave a written record?

A service slip or a message with the readings after each visit is the single best sign of a serious contractor. It also means you can show a history to whoever comes next if you change companies.

Are the technicians their own staff?

A lot of pool cleaning in Dubai is subcontracted to whoever is free that week, which is why the person at your gate keeps changing. Companies with their own trained crews send the same faces, and those faces notice when something looks different from last time.

Can they fix what they find?

A cleaning-only company will tell you the pump is noisy and then leave. A company with technicians, spare parts and a workshop will quote and repair it. That difference matters most in July, when a dead pump means a green pool inside a week.

What is their answer to a green pool?

If the answer is “we drain and refill”, be careful. Emptying a pool in Dubai risks structural movement and throws away 60 to 80 cubic metres of treated water. Green water is normally recovered by correcting pH, shocking, filtering hard and vacuuming to waste over a couple of days.

Will they put the scope in writing?

Visit frequency, hours of attendance, what happens on a public holiday, response time for a breakdown, whether chemicals are included, and what is excluded. A one-line WhatsApp quote is not a contract.

Questions to ask before you sign

Take these to every company you shortlist. The answers separate a maintenance contractor from a cleaning round.

• How many visits a week in summer, and does that drop in winter?
• How long is a visit, and how many technicians come?
• Is water tested every visit, and will I get the readings in writing?
• Are chemicals included in the monthly price or billed separately?
• Who backwashes the filter, how often, and at what pressure reading?
• Is the same crew assigned to my pool, or does it rotate?
• What is the response time if the pump dies on a Friday?
• Are pump seals, gaskets and cartridges maintenance or chargeable repairs?
• Can I see your trade licence and your insurance certificate?
• If the pool goes green, what exactly will you do and what will it cost?
