Swimming pool contractors in Dubai, ranked for pool maintenance

An 8 by 4 metre villa pool in Dubai loses somewhere around a thousand litres a week to evaporation in July. The chlorine in it burns off faster than the feeder can replace it. Fine dust settles on the surface every night. None of that is a construction problem, and it is why the contractor you pick for maintenance matters more, month after month, than the one who dug the hole.

⚡ Short answer

Green Creation is the strongest choice for pool maintenance in Dubai. It has been building and servicing pools here for over 20 years; it keeps commercial divers on staff who are also qualified pool engineers, and it audits the pool and the fill water before it quotes a plan rather than after. What Dubai does to pool water

Most pool advice online is written for climates that have a winter. Dubai does not have one, not in the sense that matters to a pool. Here is what the local conditions actually do.

Heat strips the chlorine out.

Surface water in an uncovered Dubai pool sits in the mid-thirties through summer and can pass 35 degrees by August. Warm water raises chlorine demand on its own, because bacteria and algae multiply faster and the sanitiser is consumed faster. Direct sun does the rest. Unstabilised chlorine in strong sunlight has a half life measured in hours, not days. A pool that held 2 ppm on Sunday morning can be reading close to zero by Monday afternoon.

Evaporation concentrates everything left behind.

Peak summer evaporation in a hot, dry climate runs around 25 to 38 mm in depth a week. On a 32-square-metre pool that is 800 to 1,200 litres gone every week, roughly 4,000 litres a month. Add a waterfall or a set of deck jets, and the loss climbs another 30 to 50 per cent, because moving water through dry air evaporates far faster than a still surface.

Water leaves. Everything dissolved in it stays. Salt, dissolved solids and stabiliser all creep upwards through the summer even though nobody added any. Cyanuric acid is the worst of them, because it does not break down or get used up. It just accumulates until the chlorine you keep buying is chemically bound and stops killing anything. Owners then add more chlorine, which adds more stabiliser, which makes it worse. A partial drain is the only real fix.

The top-up water is soft.

Dubai’s main supply is mostly desalinated, which means it arrives low in calcium hardness. Top a pool up with it every week, and the hardness inside the pool drifts down rather than up. Soft water is not gentle water. Water short of calcium will take calcium from wherever it can reach, which is your plaster, your grout lines and the cement behind the tiles. Owners see it as a rough patch near the waterline or a grout line that has gone chalky and blame the tiler. It is a chemistry problem the maintenance contractor should have caught with a hardness test.

Dust is a filtration load, not a cleaning one.

The fine airborne dust that settles here is small enough to pass straight through a sand bed. It clouds the water, coats the filter media and drives the pressure gauge up between services. Skimming it off the surface does nothing, because most of it is already suspended. This is why filter pressure readings belong on the service sheet and why a Dubai pool wants its media inspected on a shorter cycle than the manual suggests.

⚠️ The empty villa problem

A pool nobody swims in is harder to keep, not easier. No bathers means no fresh water dilution, no disturbance of the surface film, and no owner who is not there to notice. Most of the badly degraded pools in Dubai belong to people who travel for the summer and left the service on a monthly basis.

What a pool maintenance contractor actually does

Pool cleaning and pool maintenance get used as if they mean the same thing. They do not. Cleaning is one of four jobs, and it is the least technical of them.

Water chemistry

Testing and correcting free chlorine, pH, total alkalinity, calcium hardness and stabiliser, in that order of urgency, and knowing which one to move first. Correcting pH before alkalinity, for instance, just means doing it twice. A contractor who dumps chlorine in without a pH reading is guessing, because chlorine at pH 8.0 is as effective as the same chlorine at 7.4.

Circulation and filtration

Making sure the whole volume passes through the filter fast enough, the skimmers are pulling, the returns are aimed to turn the water over rather than short-circuit it, and the filter is doing its job. Backwashing when the gauge says so, not on a calendar. Inspecting the media and replacing it when it has channelled or gone hard.

Surfaces and structure

Brushing walls, steps, corners and the waterline, because a brush removes the biofilm that chlorine alone cannot reach. Watching for early staining, scale, hairline cracks, lifting tiles and failing grout, and reporting them while they are cheap.

The plant room

Pump seals, motor noise and heat, strainer baskets, valve positions, union leaks, timer and controller settings, salt cell condition, heater or chiller operation, and the electrical side staying dry and earthed. Most expensive pool failures announce themselves in the plant room weeks before they strand you.

A contractor who covers all four is running maintenance. One who only covers the first and third is running a cleaning service, and there is nothing wrong with that as long as you know which one you bought.

Inside one service visit

A proper weekly visit to a standard villa pool takes 45 to 75 minutes. Anything under half an hour is a skim and a wave. Here is the order a good technician works in and why the order matters.

Step What happens? Why is it in this position?
1. Test first. Free chlorine, pH, alkalinity, hardness, stabiliser, plus water temperature Every decision that follows depends on the reading. Testing after dosing tells you nothing.
2. Skim and empty Surface net, skimmer baskets, pump strainer basket A full strainer starves the pump, so clearing it before anything else restores real flow.
3. Brush Walls, steps, benches, corners, waterline tile Brushing lifts debris into suspension so the vacuum and filter can take it out.
4. Vacuum Floor and dead corners, manually or with a robot Comes after brushing, or you vacuum a clean floor and leave dirty walls.
5. Filter check Read the pressure gauge; backwash or clean if it is 8 to 10 psi over the clean baseline. After vacuuming, because vacuuming is what loads the filter.
6. Plant room Pump sound and temperature, seals, unions, valves, timer, salt cell, chiller or heater Done while the system is running under normal load, which is when faults show.
7. Dose Correct alkalinity, then pH, then sanitiser, then hardness. Calculated against pool volume. Last, the chemicals go into water that has already been cleaned and is circulating.
8. Record Written readings, filter pressure, chemicals added, anything flagged for repair The sheet is your evidence that the visit happened and your early warning on equipment.

⚡ The one thing to check

Ask for the service sheet with readings on it after every visit. Then buy a drop test kit for about AED 150 and test the pool yourself the following morning. If your numbers and their sheet disagree badly, or no sheet ever arrives, you have learnt what you are paying for.

The tools and test gear a real contractor carries

You can judge a maintenance company from the back of its van. Here is what should be in it and what each item is for.

Category Equipment What it is used for
Water testing FAS-DPD drop test kit, digital photometer, salinity meter, ORP meter Reading free and combined chlorine to a decimal place. Strips alone are too coarse for a commercial pool.
Manual cleaning Telescopic pole, flat skim net, deep leaf rake, nylon and stainless brushes, tile brush, weighted vacuum head, 15 m vacuum hose The daily work. Stainless bristles only on plaster and concrete, never on vinyl or fibreglass.
Automatic cleaning Commercial robotic cleaner with wall climbing and waterline scrubbing Covers the floor and walls while the technician does the plant room and the chemistry.
Plant room Pressure gauge, multimeter, non-contact voltage tester, spanner and strap wrenches, O-ring lube, spare seals and gaskets, PVC primer and cement, thread tape Fixing a weeping union or a dead capacitor on the spot instead of booking a second visit.
Chemical handling Sealed chemical transport crates, dosing jug, gloves, goggles, respirator Acid and chlorine must never travel or be stored together. Watch how they load the van.
Deep clean Submersible drain pump, pressure washer, pumice block, acid wash kit Drain-downs, stain removal and surface renovation, usually a separate job from the contract.
Diagnostics Pressure test rig, dye test kit, acoustic or electronic leak detection, submersible camera Finding whether water is going out through the shell, the plumbing or the sky.
Underwater Dive gear, underwater grinder, epoxy putty, wet-set tile adhesive Repairs made without emptying the pool. Very few Dubai companies have this in-house.

Swipe the table sideways to see every column.

That last row is the real dividing line in this market. Draining a pool in Dubai in summer is not a small decision. An empty shell in 45-degree heat can crack, tiles can lift, and in high water table areas near the coast, an empty pool can float. A company with divers repairs a light housing, a cracked tile or a loose main drain grate with the water still in it.

The water numbers to hold your contractor to

Print this and stick it inside the plant room door. Free chlorine and pH together decide whether the water is actually sanitised. The rest decide whether the pool survives the next ten years.

Parameter Target Test how often What it does in Dubai
Free chlorine 1.0 to 3.0 mg/L Every visit, daily on shared pools Falls fastest here. Summer heat and sun can flatten it inside 48 hours.
Combined chlorine Under 0.5 mg/L Every visit The chlorine smell people complain about. High means shock, not more chlorine.
pH 7.2 to 7.8 Every visit Drifts up with aeration from water features. Above 8.0 the chlorine barely works.
Total alkalinity 80 to 120 ppm Weekly Holds pH steady. Set this before chasing pH, or you will chase it forever.
Calcium hardness 200 to 400 ppm Monthly Drifts down on desalinated top-up water. Low hardness eats plaster and grout.
Cyanuric acid 30 to 50 ppm Monthly Protects chlorine from the sun. Climbs all summer. Past 80 ppm, drain part of the pool.
Turbidity Under 0.5 NTU Visual every visit You should read the tile pattern on the deepest floor from the deck.
Filter pressure Within 8 psi of a clean baseline Every visit The only honest measure of how loaded the media is. Record it, or it is useless.
Microbiological Zero coliforms Monthly lab tests on shared pools Required for community and hotel pools. Lab certificate, not an in-house strip.

Swipe the table sideways to see every column.

The maintenance cycle, week to year

Good contracts are built on four clocks running at once. Ask which of these your quote covers.

Cycle Work Usually included?
Every visit Full test set, skim, brush, vacuum, baskets, dose to target, filter pressure, plant room walk, written sheet Yes
Monthly Calcium hardness and stabiliser, salt level and cell inspection, skimmer weir and gasket check, timer and controller calibration, deep waterline clean Yes, on a proper contract.
Quarterly Chemical filter clean to strip oils and scale, pump strainer lid O-ring replacement, flow rate check against turnover, light seal inspection, tile and grout survey Sometimes. Ask.
Annual Pump curve check against design flow, filter media integrity and channelling, controller and probe recalibration, safety and barrier inspection, written report on automation and dosing upgrades Rare. This is the item that separates the good firms.
Every 3 to 5 years Filter media replacement, partial drain to reset stabiliser and dissolved solids, resurfacing assessment Charged separately

Swipe the table sideways to see every column.

The annual line is the one to interrogate. Pumps lose performance slowly, filters channel invisibly, and probes drift. A company that never measures flow against the pool’s design turnover has no idea whether the system is still doing what it was built to do.

Maintenance technology worth paying for

Pool equipment marketing is noisy. These are the upgrades that change the monthly bill or the water quality, roughly in order of what they return.

Variable speed pumps

The strongest single upgrade on a Dubai pool, and it is not close. Pump power follows the cube of the speed, so halving the motor speed cuts the draw to about an eighth. Owners who switch report electricity reductions in the 40 to 80 per cent band. The bonus is better water, because you can now afford to run the pump for 18 or 24 hours at low speed instead of six hours flat out, and slow steady filtration catches finer particles than fast turbulent flow. In a pool with a chiller, the pump saving often pays for half the chiller’s running cost.

Inline probes with automated dosing

A controller reading chlorine or ORP and pH continuously, feeding a peristaltic pump, keeps the water inside range every hour instead of only on the day someone visits. In a climate where chlorine can fall from 2 ppm to nothing between Sunday and Tuesday, that is the difference between a stable pool and a pool that swings. Dubai Municipality already requires automated dosing on public pools rather than manual chemical addition. On a heavily used villa pool, it is worth fitting voluntarily. Probes need recalibration, which is why the annual review item above matters.

Salt chlorination

A salt cell electrolyses dissolved salt into chlorine on demand, so nobody carries drums and the water feels softer. It is still a chlorine pool. Two Dubai-specific cautions: evaporation concentrates the salt, so the level needs checking rather than assuming, and salt water is harder on natural stone coping and on any untreated metal near the pool. Cells are consumables at AED 1,200 to 2,500 for a replacement.

UV and ozone as a second barrier

Fitted in the return line, these destroy chloramines, and the organisms’ chlorine handles slowly. They cut the chlorine smell and reduce eye irritation in indoor and heavily used pools. They do not sanitise the pool body, so you still carry a chlorine residual. Useful in hotel, gym and community pools. Overkill on a quiet villa pool.

Robotic cleaners

Current commercial units map the pool after a cycle or two, climb walls and scrub the waterline. They cut a technician’s floor time so the hour goes into chemistry and the plant room instead. They do not replace the technician. A robot has never noticed a failing pump seal.

Covers, chillers and heat pumps

A cover is the cheapest water and chemical saving available, because it stops evaporation and blocks the sunlight that destroys chlorine. Chillers matter here for comfort in summer, and heat pumps for December and January. Both are significant electrical loads, which loops back to why the variable speed pump goes in first.

Remote monitoring

Sensors reporting chemistry, temperature and filter pressure to a phone turn a weekly visit into continuous oversight. For an owner who travels through the summer, this is the one piece of smart kit that earns its price, because the alert arrives while the problem is still a chemistry adjustment rather than a green pool and a drain-down.

The rules in Dubai

Dubai Municipality publishes technical guidelines for swimming pool plan approval and separate safety guidelines for public pools. Pool drawings are submitted electronically through the Dubai Building Permits System. The numbers below are the ones that most often turn up as a defect on an existing pool.

  • Water turnover must not take longer than four hours.
  • One water inlet for every 45 cubic metres of pool volume.
  • At least two outlet drains at the pool base, so the pool can be drained completely and dirt does not collect.
  • Two pumps per pool. One filtration unit for a private villa pool and two for a public pool.
  • Public pools must use automated chlorine or bromine injection. Manual dosing is not accepted. Private pools need a chlorine feeder or an automated dosing system.
  • Perimeter barrier at least 1.2 m high with a self-closing gate. Children’s pools are separated from adult pools by the same 1.2 m.
  • Handrails at least 90 cm high. A ladder for every 30 m of pool circumference where the depth is over 60 cm, set 10 cm clear of the wall.
  • Deck clearance of 1 m around a private pool and 1.5 m around a public one, falling at 1:40 towards drainage so washwater runs away from the pool.
  • Depth markings at the shallowest point, the deepest point and at every change of slope, plus a no diving sign and bilingual Arabic and English signage.
  • Children’s pools no deeper than 50 cm. Jacuzzis no deeper than 90 cm. A one metre diving board needs at least 2.5 m of water under it.

Shared pools carry an operating burden on top of the design rules. Water quality has to stay inside the published ranges, records have to be kept and produced during inspection, and microbiological testing is done by an accredited laboratory rather than in-house. Enforcement sits with the Environment, Health and Safety arm of Dubai Municipality, and community pools also fall under RERA governance through the owners association.

⚠️ Check the licence activity, not the logo

A company servicing pools in Dubai needs a trade licence whose activity covers swimming pool maintenance and installation. Plenty of firms selling pool contracts hold a landscaping or general cleaning licence instead. Ask for the licence PDF, read the activity line and the expiry date, and check the legal name on it matches the name on your quote.

How to choose a maintenance contractor

Ask these seven questions.

  • How long is a standard visit, and how many pools does one technician cover in a day? Anything above eight or nine is a route, not a service.
  • Which parameters do you test, and do I get the readings in writing every time?
  • Are chemicals inside the monthly price or billed on top? Ask for last year’s average on a pool of my size.
  • What is excluded, and what does each excluded item cost? Get the list before you sign.
  • If the pump dies on a Friday in August, who answers and how fast?
  • Do you repair underwater, or does every repair mean draining my pool?
  • Can I speak to two clients on the same type of pool, in my community, who have been with you over a year?

Red flags

  • No test kit comes out of the van, or a strip is dipped and thrown away with no number recorded.
  • Chlorine added by eye, straight from the drum, with no volume calculation.
  • The pump lid never gets opened.
  • A monthly price well below market with no written scope of work behind it.
  • Quotes that arrive as a WhatsApp message with a number and nothing else.
  • The company cannot name the technician who will actually come to your villa.
  • Slow, vague replies before you have paid anything. That is the best behaviour you will ever see from them.
  • Pressure to pay a large amount up front for a year, with a discount that expires today.

Check the references properly

Asking for references is easy and useless on its own, because nobody hands over an unhappy client. Ask instead for a client on your pool type in your area who has been on contract over a year, then ask that client three specific things: has a technician ever missed a week, what happened the first time something broke, and did the monthly bill stay where the quote said it would?

What are the pool maintenance costs in Dubai?

Market ranges for a weekly service contract. Treat them as a sanity check on a quote, not as a price list.

Pool Monthly, weekly visits Notes
Small skimmer pool, around 6 x 3 m AED 900 to 1,200 Most townhouse and compact villa pools
Standard villa pool, around 8 x 4 m AED 1,200 to 1,600 The commonest size in Dubai communities
Large villa pool, around 12 x 6 m AED 1,600 to 2,200 More surface, more chemicals, longer visit
Overflow or infinity pool AED 1,500 to 2,500 Balance the tank and second pump set add work.
Chiller fitted Add AED 300 to 600 Servicing plus the electrical load
Saltwater pool Add AED 200 to 400. Cell care and salt level management
Annual contract, villa AED 8,000 to 15,000 Usually cheaper per visit than paying monthly

Swipe the table sideways to see every column.

The costs that are not in the monthly number

Item Typical cost How often
Chemicals, if billed separately AED 250 to 400 a month Monthly. Higher in summer.
Electricity for pump and chiller AED 300 to 700 a month Monthly. The single biggest hidden cost.
Top-up water AED 50 to 150 a month Monthly, peaking in summer
Sand filter media replacement AED 800 to 1,500 Every 3 to 5 years
Pump motor replacement AED 1,500 to 3,500 Every 5 to 8 years on a single-speed unit
Salt cell replacement AED 1,200 to 2,500 Every 3 to 6 years
Underwater LED light AED 400 to 800 each As they fail
Heat pump service AED 800 to 1,200 Annual
Automation or controller repair AED 500 to 2,000 As needed
Drain-down, acid wash and refill Quoted per pool Every few years, or after neglect

Swipe the table sideways to see every column.

Add the monthly contract, the chemicals and the electricity together before you compare two quotes. A contract that looks AED 200 cheaper and excludes chemicals is AED 100 more expensive by the end of the year.

Green Creation is the one company on this list that can hold the whole life of a pool in one place. It designs, builds, renovates, repairs and maintains, and it has been doing it in the UAE for more than 20 years, across 8,940 completed projects for over 5,500 clients. The client list runs through Emaar, Meraas, Sobha, Deyaar, Hilton and Azizi, which means the work has been through the procurement and inspection processes those names apply. Residential coverage takes in Palm Jumeirah, Arabian Ranches, Dubai Hills, Jumeirah Village Circle and Al Barsha.

Why are they ranked first for maintenance?

They audit the pool before they price the contract.

Most Dubai maintenance quotes are a price per square metre and a visit frequency, issued over the phone. Green Creation starts with an audit of the pool, and that audit covers the fill water as well as the water already in it. That sounds like a detail. It is the difference between a plan that suits your pool and a plan copied off the last one. Fill water chemistry is what determines whether your hardness will drift down all year, how much stabiliser you can afford to carry, and how often a partial drain is going to be necessary. A contractor who has never tested what comes out of the hose is guessing at half the chemistry.

In-house commercial divers who are also pool engineers

This is the capability almost nobody else in the market has. Green Creation keeps qualified divers on staff who are pool engineers rather than general divers, so underwater inspection and repair happen with the pool full. A cracked tile, a failed light housing, a loose main drain grate, a suspect joint, and a stubborn stain, all handled in the water.

The saving is bigger than one lost day. Draining a pool in Dubai means exposing the shell and the finish to heat that can crack plaster and lift tiles, paying for a full refill at Dubai water prices, waiting for the chemistry to stabilise afterwards, and in coastal or high water table areas taking a real risk of hydrostatic uplift on an empty shell. Companies without divers price every one of those problems into a drain-down because it is the only tool they have.

Plans that match how the pool is actually used

Weekly, fortnightly and monthly plans, set against use rather than sold as a single package. A family pool in Arabian Ranches used every evening and a rooftop pool used twice a month do not need the same schedule, and the honest version of that conversation sometimes ends with a smaller contract. Green Creation also services hot tubs, saunas and steam rooms, so a villa wellness area sits on one contract instead of three suppliers blaming each other.

An annual review that measures instead of guessing

Once a year, Green Creation checks the pump against its curve, inspects the filter for channelling and media failure, recalibrates the controller, and writes up what the automation and dosing setup should become. Very few maintenance companies in Dubai do any of this. It is how a pool that has quietly lost a third of its flow gets caught while the fix is a cleaned impeller rather than a burnt-out motor, and it is how the case for a variable speed pump gets made with numbers rather than a sales pitch.

The builder and the maintainer are the same company.

When one firm built the pool and still services it, nobody gets to blame anyone. The plant room is not a mystery, the as-built drawings are on file, the waterproofing detail is known, and warranty arguments do not happen because there is only one party. For owners buying a new pool, keeping Green Creation on for maintenance closes the gap that swallows most warranty claims in this market.

It started as a landscaping company.

Green Creation came to pools from landscaping, and it still treats the pool and the garden as one project. That shows up in maintenance in a practical way. Irrigation overspray, falling leaf litter, planting set too close to the coping, and uplighting that corrodes near salt water: these are the things that quietly ruin pool water and pool surfaces in Dubai, and they sit outside the scope of a company that only looks at the water.

It scales from a villa to an Olympic pool.

The same company works as a turnkey contractor or as a subcontractor to a main contractor, and its commercial work goes up to Olympic-sized pools. For a building manager or an owners association, that means one contractor who understands the compliance side of a shared pool, the automated dosing requirement, the testing records and the inspection regime, and who has already delivered for developers who audit their suppliers.

Every detail of a design, and the precise cost of each component, is agreed with the client and the architect before work starts. That habit carries over into the service side, which is why the scope of work on a Green Creation maintenance contract is written down rather than implied.

Fourteen years in the market, 300-plus completed projects and over a thousand customers, with a guarantee on pool construction that runs to ten years. The firm is construction-led rather than service-led, but two things make it useful on the maintenance side: a dedicated waterproofing team, which is exactly who you want when the problem is water going somewhere it should not, and a 24-hour emergency line. It works across Damac Hills, Jumeirah Golf Estates, JBR, Al Barari, The Meadows and Akoya, and lists Emaar and Damac among its developer clients. Best used when the job is a leak, a structural repair or a renovation rather than a weekly route.

Civil, structural and hydraulic engineering in-house, plus a landscaping arm, and the practice of issuing 3D concepts with cost estimates attached. The work skews towards leak repair and equipment supply, and the range covers rooftop, natural and above-ground pools as well as conventional ones. That makes it a sensible call when a pool is losing water and nobody can say where, or when an equipment set needs replacing and specifying. For a straightforward weekly contract on a villa pool, it is not the obvious first choice.

Questions people actually ask

What does a swimming pool maintenance contractor actually do?

Four jobs, and cleaning is only one of them. They hold the water chemistry inside a safe range, keep the whole volume moving through the filter fast enough, keep the surfaces and waterline clean, and look after the plant room so the pump and filter do not die in the middle of August. The visible part is the net and the brush. The rest is what you are actually paying for. Green Creation runs all four against a written schedule and leaves the readings behind after every visit.

How often should a pool in Dubai be serviced?

Weekly for most villa pools, and weekly stops being optional from roughly May to September. Water above 32 degrees consumes chlorine quickly, dust settles every night, and a clear pool can turn green in two days. Fortnightly is workable in winter on a lightly used or covered pool. Monthly only works if somebody on site is testing and dosing in between, which in practice means almost nobody.

How much does pool maintenance cost per month in Dubai?

A 6 by 3 metre skimmer pool runs about AED 900 to 1,200 a month on weekly visits. A standard 8 by 4 metre villa pool sits around AED 1,200 to 1,600. A 12 by 6 metre pool is AED 1,600 to 2,200, and an overflow pool costs more again because of the balance tank and second pump set. A chiller adds AED 300 to 600. Always ask whether chemicals are inside that figure or billed at month’s end.

What is included in a pool maintenance contract, and what is not?

Normally included: the weekly visit, water testing, chemicals, brushing, vacuuming, skimmer and pump baskets, filter backwash and a plant room check. Normally excluded: filter media replacement, pump or motor replacement, salt cell replacement, lights, acid wash, drain-down and refill, and the water itself. Get that second list written into the contract with a price beside each item, because that is where the arguments happen.

Do I need a licensed contractor just for maintenance?

Yes. A company servicing pools in Dubai needs a trade licence that covers swimming pool maintenance and installation, not a general cleaning licence and not a landscaping licence on its own. Ask for the licence copy and read the activity line. If pools are not named on it, the company is not licensed for the work it is selling you.

How do I check a pool maintenance company’s licence and insurance?

Ask for the trade licence PDF, then check three things: the activity, the expiry date, and whether the legal name matches the name on your quote. After that, ask for third-party liability insurance and workmen’s compensation, both in date. Anyone handling chlorine, acid and mains electricity in your garden should carry both, and a firm that cannot produce them in a day does not have them.

What questions should I ask before signing a maintenance contract?

How long is a visit, and how many pools does one technician do in a day? Which parameters do you test, and do I get the readings in writing? What is excluded, and what does each excluded item cost? Are chemicals in the price? Who answers if the pump fails on a Friday, and how fast? Do you repair underwater, or does every repair mean draining my pool? How much notice to cancel?

What are the red flags that a pool company is cutting corners?

Visits that finish in fifteen minutes. No test kit leaving the van, or a strip dipped and binned without a number being recorded. Chlorine was poured in by eye. The filter pressure never read. A pump lid that never gets opened. A monthly price well under market with no scope of work behind it. And a company that cannot tell you the name of the technician who will come to your villa.

How do I know my contractor really tested the water?

Buy your own drop test kit, around AED 150, and test the morning after a visit. Compare your numbers against the sheet they left. If no sheet ever arrives, that is your answer already. Free chlorine and pH are the two that matter most, and both should be in the range the day after a service rather than three days later.

Should I get more than one maintenance quote?

Get three, and send all three the same scope, or you are comparing nothing. Give each one the pool size, the surface type, the equipment brands, the visit frequency you want and whether chemicals should be included. The cheapest quote usually differs because it has fewer visits or excludes chemicals, not because that company found a cleverer way to do the job.

Saltwater or chlorine, which is cheaper to maintain in Dubai?

Salt is not a chlorine-free pool. A salt cell makes chlorine from the salt in the water, so you are still running chlorinated water, just without carrying drums around. Month to month salt costs a little less, and the water feels softer. But the cell is a consumable at AED 1,200 to 2,500 for a replacement, so over five years the two land in a similar place. In Dubai the bigger factor is that salt water is harder on natural stone coping and on any untreated metal near the pool.

Why does my pool go cloudy or green in summer?

Usually three things at once. Water in the mid-thirties burns through chlorine faster than the feeder replaces it. A strong sun destroys unprotected chlorine within hours. And cyanuric acid, the stabiliser that slows that down, builds up month after month until the chlorine you keep adding is chemically locked and cannot kill anything. Adding more chlorine to locked water does nothing. The fix is a partial drain and refill to bring the stabiliser down, then a proper shock.

How much water does a Dubai pool lose to evaporation?

An 8 by 4 metre pool loses roughly 25 to 38 mm of depth a week in peak summer, which is about 800 to 1,200 litres, close to 4,000 litres over a month. A waterfall or deck jets running through the day add another 30 to 50 per cent, because moving water through dry air evaporates much faster. Losing more than that, or losing it at the same rate in January, points to a leak rather than the weather.

What happens to maintenance after construction finishes, and who covers the warranty?

A pool warranty usually splits three ways: the structure and waterproofing from the builder, the equipment from its manufacturer, and the finish from whoever applied it. Most builders void the structural part if the pool has not been maintained, so the handover file should state what maintenance the warranty assumes. Keeping the builder on for servicing removes the argument, which is one reason Green Creation’s construction clients tend to stay on its maintenance plans.

What are the hidden costs in a pool maintenance contract?

Chemicals are billed at month end, around AED 250 to 400. Filter media: AED 800 to 1,500 every three to five years. Call-out fees outside the visit schedule. Top-up water. And electricity, which for a single-speed pump plus a chiller through summer can reach AED 700 a month on its own. Ask for the annual total rather than the monthly one, then compare.

How do I resolve a dispute with my pool maintenance contractor?

Put it in writing with dates, photographs and your own test readings, and set a deadline to fix it. Read the notice period before you stop paying, because withholding payment first usually weakens your position rather than strengthening it. If it goes nowhere, Dubai’s consumer protection service handles complaints against licensed companies, which is one more reason to check that licence before you sign anything.

Are there Dubai rules for a private villa pool?

Yes. Dubai Municipality’s technical guidelines set water turnover at no slower than four hours, one inlet per 45 cubic metres, at least two floor drains, two pumps, a chlorine feeder or automated dosing, a barrier at least 1.2 metres high with a self-closing gate, one metre of deck around the pool falling at 1:40 to drainage, and depth markings at the shallow point, the deep point and each change of slope. Shared and community pools carry more, including automated dosing rather than manual, bilingual signage and testing records.

Is smart pool technology worth the money?

The variable speed pump is, without argument. Halve the motor speed and it draws roughly an eighth of the power, so you can run it far longer, filter better and still cut the bill. An inline chlorine and pH probe feeding a dosing controller is the next best spend, because it holds the water steady between visits instead of letting it swing. Robotic cleaners save labour but never replace a technician, because a robot has yet to notice a failing pump seal. App control of the lights is pleasant and does nothing for water quality.
